**The Room**

A good size (see video and photo) double room with a double bed and a built-in closet. The closet has a lot of space and there’s also additional storage in the hallway closet. The room also has blackout curtains.

**The Deets**

Rent: £950 not including bills

Bills: Usually around £150 - 200 per person including electricity& gas (£40 for the summer £80 for winter, on average), water (£12), wifi (£12), and council tax (band E roughly £90).

Deposit: £1050 (roughly)

Reference: The property is managed by an agency. They've been super responsive and flexible, but you will need to go through the reference progress. This does mean you will need to be employed and have an annual income greater than £30,000.

Move-in date: Early move in is possible but must need to be able to move in on July 15th. The current lease runs until this year mid-October and I'll renew the lease. Last year when we renewed, the rent went up by £100 in total so I'm not sure what might happen this year and we could expect a similar increase I guess. I'm looking for people who are interested in staying for the long term or at least one year.

**The Flat**

- Modern, 1st floor, 2 bed 1 bath flat with a small balcony, accessible from the living room.
- The building has a secure (with a key) small bike storage space on the ground floor.
- The flat has double-glazed windows and underfloor heating. So overall pretty energy efficient and our energy bill was very reasonable for the past winter.
- The living room is HUGE, bright, and airy, with lots of sunlight. I have a WFH desk in the living room. There is also a 55 inches smart TV with Netflix, amazon videos, and other subscriptions.
- The kitchen has a dishwasher, washer, full-size fridge, electric hob and oven, and microwave.

**The Area**

- The building is located 7 mins walk from the Holloway Road station (Piccadilly line so yay 24/7 on Fri/Sat). You will also have Victoria and the Overground from Highbury & Islington Station and/or Finsbury Park Station all within 15 mins walk. Lots of buses as well.
- The building is close to the Arsenal Stadium but it doesn’t get noisy on match days.
- Lots of grocery stores nearby: BIG Morrison, Waitrose, Tesco Express, Sainsbury’s local, and Lidl.
- Gyms: F45, a hot Yoga studio, CrossFit, PureGym, Sobell and Highbury Leisure Centres.
- Green areas: Finsbury Park, Gillespie Park, Clissold Park, Highbury Fields.

**Your Potential Future Flatmate:**

Me: I’m a 31 years old woman, originally from China and USA, but have been living in London for the past two years. I’m a behavioural scientist, have a 9-5 schedule, and usually work in the office 2-3 days a week. I travel internationally for work often, so every 3 months, I’ll likely be gone for 2-3 weeks. Plus additional trips back to China and USA to visit family and friends or just go on holidays, so you will likely have the flat to yourself a lot. I’m pretty laid back, LGBTQ friendly, and a non-smoker. I like to keep the flat clean and tidy. I’m pretty social and enjoy hanging out with my flatmate, chatting about our days, watching films and tv shows, but also respect people’s personal space. I enjoy inviting friends over for dinner and board games occasionally but don’t host parties at my own place.

Tangyuan, the cat: Your other flatmate will be Tangyuan, the cat! He’s a 6 year old very well-behaved indoor cat. I had him since he was a baby and I brought him from the States two years ago. He loves to cuddle and is very affectionate.

**YOU:**

Home life is important to me and I want to share the space with someone who also wants to make the place clean and comfortable for relaxation. So I’m looking for someone who’s considerate, social, and friendly, currently works, looking for long-term housing, is in their late 20s to early 30s with a similar rhythm of life, a non-smoker, and is a cat or animal lover. Open to both genders but preference is given to women. No couples and no pets, sorry. Preference will also be given to someone who doesn't work from home.
