Hi,
we are a married couple, Bill and Gaby.

BILL AND I LIVE DOWNSTAIRS
IN A COMPLETELY SEPARATE FLAT (FLAT A)

The available en-suite double room is on THE TOP FLOOR (FLAT B)

Hubby and I love exercising and keeping fit, we go to the gym regularly.
We enjoy long walks in our green leafy neighbourhood:) and when possible, we like to travel.

The available en-suite double room is on THE TOP FLOOR (FLAT B) and includes:

a. fully tiled ensuite bathroom with WC, small sink, large shower enclosure, towel rail radiator, wall mounted mirror with built in LED light. Three ceiling mounted spotlights. Two large opening windows
(one large skylight above the shower)

b. king (150cm wide by 190cm long) size double bed with high quality mattress and upholstered headboard. This Ottoman bed also has 30cm deep storage under the mattress.
c. a built-in wardrobe with mirrored sliding doors
d. grey high-quality carpet and underlay
e. two large opening windows with blackout blinds
f. 8 bright dimmable ceiling mounted LED spotlights in the bedroom

We own this Victorian terraced house and have been living here since 1997. We converted our home into two super nice flats in a renovation during 2019-2020. The finish and attention to detail was designed and supervised by Gaby - who is Italian :)
There are two double bedrooms with fully tiled ensuite bathrooms available to lodgers in the three-bedroom/ three-bathroom first floor flat. There is a third double bedroom and adjacent family bathroom.

The larger double bedrooms with ensuite is occupied by a young, friendly, professional couple.

Bill uses the double bedroom without ensuite mainly as a home office along with the adjacent bathroom.
Bill mainly sleeps and lives in the ground floor flat with me but he works in his bedroom/home office in the top flat.

The open plan kitchen/dining/living area enjoys natural light from 4 large opening windows.

The kitchen/diner contains:
a 4.5 meter German fitted kitchen units,

YOU CAN CONTROL heating and hot water with a Nest smart thermostat and individual radiator thermostats in each room.

The adjacent living room is currently furnished with a new and comfortable three-seater reclining sofa, a German oversized yellow beanbag, two funky coffee tables and a smart wall mounted 40” flat screen TV.

A separate washing machine and tumble dryer are located on the second floor landing.

There is a super-fast Virgin Media M350 Fibre Broad Band connection / Netflix/ Amazon Video and more tv entertainment.

All rooms are well lit with loads of bright dimmable LED spotlights.

All bathroom showers and taps are high quality German Grohe.

All of the occupants are expected to contribute to a regular ongoing cleaning of the flat.
Hygiene is of paramount importance.

The first floor flat - FLAT B - has a separate video intercom doorbell.

Local Facilities and Attractions:

On street car parking is available but would require the purchase of a parking permit.

Hornsey Overground Station a 4/5 mins walk from our home:
The Great Northern usually runs 113 trains per day
(reaches Moorgate within 16/19 minute)

Crouch End Broadway 5/6mins walk:
dozens of restaurants, pubs, bars, cafes, 2 cinemas, post office, numerous beauty parlours and trendy boutiques -
newly open Sainsbury’s, Tesco, Marks&Spencer, Waitrose - Organic shops and Italian ice cream parlour

Within a 5 to 10 minute walk there are multiple gyms and even a Lido (Park Road)
with 3 indoor swimming pools and an outdoor pool to enjoy over the summer months
(50 metres length by 23 metres width :)

Small local supermarkets are also available within a 1/3 minutes’ walk and three large supermarkets within 5 to 10 minutes.

Hornsey High Street is within a 5 mins walk and the centre of Crouch End within 7 to 10 minutes.

Two local parks can all be reached in a 6/10-minute walk. Alexandra Palace Park can be reached by walking in 15 minutes and the Palace itself can be reached in 25 minutes.

Parklands Walk is a wonderful 3.1 miles linear green pedestrian and cycle route

It can be accessed from Crouch Hill and Crouch End Hill -
a 10 minute walk from our home.

Bus stops for 41, 91 and W3 buses are all within a 2/5-minute walk.
(91 bus goes to Tottenham Court Road)

Turnpike Lane Underground Station
(Piccadilly Line)
can be reached by walking for 10–15-minutes or by taking the 41 Bus (which also goes to Archway Underground Station -Northern Line)

Finsbury Park Underground Station
(Victoria and Piccadilly Line)
can be walked to in 20-30 minutes (through Finsbury Park) or by taking the W3 Bus.
