Large, sunny double room in Hoxton

Large, sunny, double room (4 metres x 4 m) available in a spacious flat with private back and front garden as well as a communal garden. I'd like to share with one person who ideally does not work from home. I'd prefer to share with another woman, as we'll be sharing the common areas. I'm looking for a responsible person who will think of the flat as their home and keep it very tidy and clean – something that's important to me.

Included in the £1,100 per month rental is reliable, fast fibre Broadband, council tax (band B) and water rates. Gas and electricity are excluded and are currently £78 per month, so your share would be £39 (with reasonable use). A television licence is also excluded, as I solely stream TV.

For a day or two midweek, you'll often have the flat to yourself when I care for my elderly mum. I also do some investing and garden design, and have more of a sense of humour than this rather dry write-up conveys!

The large double room gets the sun all morning. It has two built-in wardrobes, one double stand-alone wardrobe, a large matching chest of drawers, and a good-sized desk. The bedrooms and hallways have recently been refurbished and have had new hard flooring laid. Downstairs, there is a large open-plan living room, dining area, and kitchen. The two bedrooms, bathroom, and separate toilet are upstairs. Please note, the room does not have an ensuite.

It's important that we get on, maybe occasionally have drinks, dinner, and watch a bit of TV when we're both around, but balance this with personal space.

Despite its central location, the flat is peaceful. If walking, it's 5 minutes to Hoxton Overground, 15 minutes to Old Street, then 20 minutes to Liverpool Street and Dalston. There are also plenty of buses. Nearby, London Fields, Islington, and Victoria Park are a lovely walk along Regent's Canal.
