X2 Spacious Bedrooms Available In Hoxton Flat N1

Both of my flatmates are sadly entering a new phase of life next month and are moving on from the flat, so I’m looking for new flatmates!

The flat is in a Grade II listed building in the bustling neighbourhood of Hoxton, with easy access to all major transport links (Overground 10 mins away, Old Street tube 8 mins away, Liverpool Street 18 mins away, plus buses). Lots of great bars, restaurants, and grocery stores within walking distance, and close to all the other east London hits (Shoreditch, Haggerston, Dalston, Stoke Newington, De Beauvoir Town). We have a building group chat and the neighbours are friendly!

The flat itself is a 3-bedroom, 3-bathroom (1 ensuite, the other two are shared by myself and the other flatmate) with two floors (the upper floor is used by all three of us as a home office and storage space, with an extra mattress for guests) and separate living room and kitchen. Kitchen is fully equipped with dishwasher and washing machine. The living room currently has three couches, but one of the leaving tenants will be taking one. Will also be looking to replace the TV, TV stand, and shelves for records and books!

The two bedrooms going are the ensuite and the large bedroom. Both will be partly furnished, with only the rug and monitor being taken from the large bedroom. The ensuite has a closet for storage in addition to the private bathroom.

I’m a 29 y/o Canadian working in medical communications. I’ve been living in the flat for the last two years with these flatmates, so am sorry to see them go, but always glad to meet new people! Looking to keep a relaxed atmosphere in the flat where we can respect each other, keep good communication, and occasionally unwind with a drink or two. I work a 9-5 and enjoy nights out so would be looking for flatmates who do the same.

Bills have historically been divided between myself and one other flatmate (water, Internet, council tax, energy, TV license), but happy to sort that out in whichever way works best. All in, they typically come to about £145 each. We also have a cleaner who comes every two weeks to deep clean the flat, which amounts to an additional £36 each per month (well worth it!).
