I am preferably looking for Female tenant.

No couples.

The room is on the 2nd floor i. e. converted loft.

Bathroom will only be shared between yourself and my other female tenant occupying the single room

It is a quiet home so ideal if you are working from home like me.

You will have your own spacious shelf in the kitchen to put your things you use for cooking.

You will also be given a shelf in the fridge and freezer.

You are more than welcome to use the plates, spoons, forks, cups, glasses and pan in the kitchen.

I have a washing machine and a dryer.

I have a cleaner who does the spring clean once a month, so, if you want your room cleaned, this can be done free of charge.

Strictly no visitors allowed as this is a family home

Rent includes all bills and access to internet (BT broadband). No hidden or additional charges

I am looking for tenants who are: -
Non-smokers
Keep the room clean and tidy
Respect privacy of others
Trustworthy
Does not play loud music

We are very close to public transport, shops, post office and to the shopping centre

BEDDING:
I will provide duvet, duvet cover, pillow and pillow cases if need be.

PUBLIC TRANSPORT:
Our home is very close to shops, Ilford Station and Newbury Park station (central line). Only bus away to Stratford, London and Barking Station.

Bus stop is just across the road (bus number 169 going to Ilford Station and Barking station where you can take Circle and district line.

Ilford train takes 8mins to Stratford Station where you can either take Central Line that goes to main stations such as Oxford Circus, Marble Arch. You can also take Docklands railway in Stratford Station and Jubilee line that goes to The O2, Canary Wharf. It only takes 16minutes to Liverpool Street Station. It is only 10 minutes to Romford.

The closest tube or underground station is Newbury Park (Central line), which is 20 minutes walk.

PARKING:
If you have a car, free parking from Monday to Saturday (from 6:30pm to 8:00am) and anytime on sunday.

HOSPITALS:
Local hospitals are King George, Whipps and Queen's.

AMENITIES/SHOPS:
Our home is very close to the local shops and Ilford Shopping Centre.
2mins walk to post office, take aways shops like fish and chips, chinese food, indian ect, pizza.

There are hairdressers and barber shops nearby which are all walking distance.
Off licence is 15 seconds walk.
It is only 10mins walk to the shopping centre (The Exchange).
Express Tesco supermarket is just 5mins walk from our home.

Walking distance to Pure Gym, The Gym Group and Nuffield
