The flat is technically available from 1st May 2021 but if the right person wanted to move in earlier, this is possible. Can also hold off until a little later (e. g. start of June)

I have a double room available in a beautiful garden flat in N7 (Zone 2). I am not the landlord. The flat is a 2 minute walk to Drayton Park station (Overland to Old Street), 3 minute walk to Holloway Road (Picadilly Line) and an 8 minute walk to Highbury & Islington (Victoria Line & Overground). It's a great location - close to green space with HIghbury fields and Gillespie Nature Reserve, several gyms and new pubs, bars, restaurants and cafes. I have lived here 6.5 years and love the area.

Room Available: The room has a double bed and wardrobe (wardrobe could be removed if the person has their own drawers/furniture). The large drawers visible in the photo will be removed (but shows size of room and what can fit in if you require more storage). The room looks out on to a secure private terrace (not onto the street). Photos include the room currently (empty) as well as how the previous tenant had the space to show how nice the room can be.

About the flat: The flat is a garden flat with its own entrance (and gate for extra security). There is an open plan kitchen, lounge, dining area. The flat has a private patio/terrace at the back of the property, which is great in the summer (and during lockdown provided a supply of homegrown tomatoes and peppers). If you are plant lover (inside or out), this is a great place for you. The terrace can be accessed via the rear of the flat or a locked door at the side of the property. It's by no means a party flat, but I have hosted friends for drinks, food and a dance from time to time as it's a great outdoor space to share with people. I have also set the projector up outside on a couple of occasions for a movie night under the stars (albeit through the misty light pollution of London).

About me: I'm a 38 year old clinical psychologist and also work at a university (I am onsite working in my NHS clinical job half the week and at home lecturing half the week - so If you are working from home due to covid, you would have free rein of the flat in the daytime half of the week). When I am WFH I am very considerate and see it as a shared living space.

I am very relaxed and easy to get along with. The flat is clean and tidy. I enjoy the geeky things in life and really enjoy exploring the city, watching movies (particularly horror) with a beer at home as well as having a pint at the pub. I enjoy live music and comedy and living with me means that you get access to a fine collection of vinyl records (with some guilty pleasures and Spanish music - although I am British, my Spanish is not too bad). It would be great to have someone who would also like to make the flat a home and not someone who stays inside their room all the time. Equally though, I'm not going to be pestering you to talk 24/7 with me. I try and get to the gym regularly (outside of covid times) and also enjoy cycling. With a private terrace, there is outside storage for a bike and a great space for outdoor workouts/alfresco dining!

I love that the flat feels like a home and would hope that a new flatmate is looking for something similar. Unfortunately the flat is not wheelchair accessible due to steps at the front and rear of the property.

Flat also has:
-Netflix, Sky Movies and Amazon Prime (new flatmate can cancel their own subscriptions to these if they have them and wants to save some money).
-VirginMedia Super-fast Broadband (but this could be changed to something cheaper if needed - i'm currently looking to switch)
-A Dishwasher/washing machine/tumble dryer
-A Co-op supermarket next door (about 40 second walk door to door - dangerous for quick snack cravings)
-10 minute walk to Upper Street and very close to Angel (great area to go for coffee and beers once Covid restrictions lift)
-The road has recently become bike/resident access only, so its a quite street set off he hustle and bustle of islington/Holloway Road
-The flat is 5 minute walk to Highbury Fields

Additional Bills
Bills (Council Tax, Water, Electricity/Gas, Broadband) come to about £140 each per month.
