Hello! I'm moving to a different country, so I'm looking for someone to replace my share of the contract for a double bedroom in this lovely two bed home in Islington, just next to Upper Street.
Important Info
---
• Rent is £1,088 a month and bills are around £156 (including WiFi, energy, council tax, and a cleaner twice a month).
• You'll be sharing the flat with Thomas, a lovely late-twenties professional who's kind and very laid back.
• Move-in date is from 15th May, but you can collect the keys and move-in later.
• The room includes a bed and some furniture (slightly flexible)
• The current contract runs until November 2024, but can be renewed afterwards.
• Professionals preferred!
House Details
---
The flat is on the top floor of an amazing historical townhouse that's in a *perfect* location and gets a ton of light. It has 2 bedrooms, a big living/dining room, a separate kitchen, a newly-renovated bathroom, lots of storage cupboards, and a *lovely* garden that's shared with the other residents of the building.
There's lots of opportunity to make the flat your own with art/plants/personal touches etc. The kitchen is already stocked with kitchenware, and comes with washer/dryer, fridge/freezer, kettle, toaster etc.
I've lived here for almost a year with Thomas and really love it — it's quiet, clean, very relaxed, and really feels like a shared space.
Transport Links
---
The transport links are *great*. It's about ~5 minutes walk to Highbury & Islington tube station with the Victoria line, National Rail, and Overground, and a ten minute walk to Angel tube station for the Northern line. There's also the 4, 19, 30, and 43 buses to central from Islington Town Hall, which is ~30 seconds from the flat.
The Area
---
I really believe Upper Street is the best place to live in London. There are dozens of cafés, pubs, bars, health food stores, organic grocers, delis, and nice restaurants all on the doorstep.
The flat is next to The Compton Arms, a really popular local pub, and it;'s 30 second from Budgens supermarket and ~10 minutes to Waitrose and Sainsburys. It's also a short walk to Angel and Canonbury, two other great areas.
This bedroom looks onto the building's shared garden which is full of grass, trees, and flowers come Spring, and it's only a 5 minute walk away from Highbury fields.
About You
---
The atmosphere in the flat is super relaxed and laid back. We both look after the space to make sure it's a cozy and comfortable place to come home to after a long day. You'll get on great here if you're a working professional with similar values!
Requirements from the letting's agent are:
• You earn at least 2.5x the annual rent
• Have no history of bankruptcy/CCJs
• Can provide positive previous landlord references
• Can provide proof of right to rent (if applicable)
