I have two rooms available in our three bedroom flat from 30 June. My current flatmates are moving away from London and as such I am looking for two people to join me in taking over the tenancy from then on.
Flat: The flat is fully furnished, has a galley kitchen equipped with washing machine and dishwasher, a large living room and a private balcony with outdoor seating. We also have 5G internet (200+ Mbps) and have all worked from home simultaneously with no issues.
Location: The flat is just off Kennington Road, which is packed with pubs, restaurants and coffee shops. There is also a Tesco supermarket just six minutes away.
The flat has exceptional travel links and is close to Kennington Station (eight minutes), Oval Station (nine minutes), Vauxhall Station (12 minutes), Windmill Row bus stop and Kennington Road bus stop.
Room 1: This attic room is fully furnished and comes with a double bed, a desk suitable for home working, a large chest of draws, a clothes rail and eaves storage. There is a north-east-facing skylight (the roof was completely replaced recently, so it is nice and warm in winter!). You would share the ground floor bathroom with the tenant in room 2.
Room 2: This second floor bedroom is fully furnished and comes with a double bed, a wardrobe with mirror in door, and a chest of drawers. The north-east facing window overlooks the back gardens of the nearby flats.
About me: I am a 28 year old Australian working as an accountant and have been in the UK for two years. I work almost entirely from home and as such will be around the flat most days of the week. I enjoy trips to the local pubs of which there are quite a few good ones, and also quiet nights in watching tv and chatting.
About you: I am looking for clean, tidy, considerate, like-minded professionals to join me in the flat. Definitely a plus if you enjoy an occasional visit to the pub. No preference on gender, but social and aged 24-30 is probably about right.
Lease: The minimum term required by the landlord is 12 months and it is crucial that you are able to commit to this. The landlord requires full referencing and a credit check via OpenRent which must be completed before the tenancy can be agreed to. The landlord also requires that no smoking occur on the property, including on the outside terrace, and that tenants are considerate of noise to the nearby neighbours. The landlord herself is very friendly and communicates frequently when needed.
Approximate monthly bills per room: £13.71 – water, £6.67 – internet, £58.66 – council tax, £4.42 – TV licence, approximately £50 – gas and electricity.
