Hi Guys,

We have a large unfurnished double room available in a beautiful first floor flat in heart of Kennington. The room comes with four large built in wardrobes and 2 substantial south-facing windows as well as nice high ceilings. I have lived in the the flat for the last 3 years and am only leaving to move in with my partner.

You would be sharing with two friendly flatmates, who have both been in the property for the last year - Sam (30) works in property in Westminster and Emily (27) works as an EA on Milbank (both walk/cycle to work). They are are both sociable and enjoy the occasional evening in the pub and shared dinner but respectful of everyone's space and generally the flat is quiet and homey.

The flat overlooks a huge courtyard (sealed off from the main road by a code access gate) shared with some other flats and a great coffee shop/a few restaurants. The room available comes with a bathroom shared with only one other flatmate (one of the rooms has an ensuite) and the whole flat has high ceilings and plenty of light. The landlord has been really good with any repairs in the past, including renovating the main bathroom and ensuite, replacing the oven, extractor fan, and fridge as well as repainting the windows all in the last couple of years.

There are lots of shops, good pubs and restaurants near by; as well as a large Tesco a couple of hundred yards down the road. The flat is a 5 minute walk to Kennington tube (Northern line) and 5-10 minute walk to Vauxhall (Victoria/Overground) and there are plenty of buses going to both the city and West end, as well as the other way to Clapham/Brixton/Streatham. Kennington park is also a 5 minute walk away as well as the Oval, Imperial War Museum and Newport Street Gallery.

You would be signing onto a new 12 month long lease with the current tenants (subject to a 2 month notice break clause with a minimum term of 6 months). Rent for the room is £730 per month and bills are normally around £70/80 per month. The deposit is 6 weeks rent and there is a small fee for referencing and admin with the letting agent.

Although this new contract is due to start on the 2nd May I will be moving out on the 18th April so there is some flexibility on move in date; if you have any other questions just let us know.
