Bright and spacious furnished double room available from 11 October 2021 in a friendly and respectful mixed five-person shared house.
We are looking for a tidy and respectful professional. Single person only, sorry no couples/friends.
The property is situated in the middle of Wakeman Road NW10. It's a beautiful road with local amenities only a short walk away (including Tesco Express and a cheeky Nandos!).
The transport links are fantastic and getting around London is easy with two train stations close by - Kensal Green & Kensal Rise (zone 2). Buses are also available at each end of the road - Harrow Road & Chamberlayne Road.
Kensal Rise / Kensal Green is a vibrant area brimming with local business such as: cafes, pubs, restaurants, boutiques, dry cleaners & more!
You can also stroll down to Portobello Road in around 15-20 minutes, or head to Queen's Park for some greenery in 10.
The double room is on the first floor and includes:

RENT & BILLS
The rent - £669 per month - is due on the 15th of each month. It is paid to the lead tenant who pays the total rent to the landlord by the 19th (rent due date).
Bills come to roughly £80-£100 a month and include: council tax, internet, gas/electric, communal purchases (e. g. bog roll) & cleaner.
The bills are managed via an organised spreadsheet and are paid on the 28th of each month. Each resident manages a bill e. g. the internet bill, which is added to the bills spreadsheet and split between all residents.
The water bill is paid every six months and the TV licence is paid once a year (which covers the whole house).
The cleaner visits the property every two weeks to clean all communal areas.
The house has central heating and a serviced boiler. For residents' safety a fire alarm system, signage, extinguishers and a fire blanket have also been installed.
VIEWINGS & MOVE IN
If you would like to book a viewing please contact me via SpareRoom. We would prefer viewings to take place on Tuesday, Wednesday or Thursday evenings 6:30-9:30pm, however if you are really interested we can be flexible.
We are also happy to hold virtual viewings if preferred.
The room will be available from the 11 October 21, however before you can move in the letting agency will need to run a few checks Inc. employment / ID / references. Please note that the move in date is flexible.
You will also need to pay the deposit (£606.00) and first rent payment before collecting the keys.
