Amazing house minutes away from Kentish Town

Hi Everyone,

Unfortunately one of our flatmates is leaving the house and we are looking for someone else to take her please.
We are renting the house with an agency and the new flatmate will have to enter the contract on her place.
(NO AGENCY FEES - no worries)

The house is in NW5. It's a 3 bedroom flat with 3 double rooms and a bathroom on the first floor - kitchen, living room, toilet and a terrace on the ground floor.
- 15min walk from Camden Town
- 20min walk from Royal Free Hospital
- 5/7 min walk from Gospel Oak station, Kentish Town Underground station and Tufnell Park Station, Parliament Hill Lido/Hampstead Heath
- Couple of min walk from the bus stop (bus 88, 214, C11, 390), pharmacy, post office, GP surgery and off license
- 10min walk from Sainsbury, LIDL, iceland and other different shops

Something about us, the current flatmates:
- Giorgia is Italian, 24, works in account for a travel company
- Myself (Sara) I am Spanish, 27, and work in a company that recruits nurses for the NHS
Both Giorgia and I are working from home at present due to the COVID situation.

We are both really clean and tidy, lovely and easy going. We have been living together for almost 3 years and we are now family/friends and not just flatmates. Therefore, we are looking for someone friendly who would not mind to share dinner every now and then, watch a movie together but also respect other people lives, space and privacy.

Expenses:
The room rent is 610£ + 16.47£ water + 48£ council tax, 10/12£ electricity, 10,66£ internet= for a total of 700 max.
Bills are always the same, the only one that can change is the electricity bill depending on the meter reading (we paid maximum 16 pound each in December due to the Xmas lights :) )
The deposit is 684£.

Our flatmate has already left the room so we need someone to move in ASAP or maximum by the end of April.
