Lovely studio flat with garden in Kings Cross

Hi!
I am currently living in this super cute flat with tons of storage and an amazing garden. I am planning to move upstairs when that tenant goes this month, so the estate agent has asked me to post an ad for this lower ground flat. Large patio and light coming from both sides of the flat. Full bath with tub and nice, big kitchen. It’s a short walk from Kings Cross station and therefore easy to get just about anywhere in London. I’m not sure of the square footage, but I use a daybed that pulls out to a king size bed.
(Because this rental goes through an agency, they will require the tenant to be in full-time work, have 6 months rent in advance or a UK guarantor.)
