Spacious double room in sociable house in Ladywell

We have a lovely spacious double room available in our 3 bedroom house in Brockley. We're looking for a friendly and relaxed third housemate who will make the house their home.

THE HOUSEMATES:
You'll be sharing the house with Emma (29) who works in editing and also owns her own small skincare business and Hayley (33) who works at the Tate Britain. It's a friendly, laid back house where we hang out together in the evenings and weekends to have a beer, make margaritas, cook the occasional dinner together, watch netflix, but everyone is equally happy to do their own thing.
Our housemate Ellie is sadly leaving us after 3 years of living here to move in with her partner.

YOUR ROOM AND THE HOUSE:
The room is spacious with high ceilings and original wooden floorboards, plus plenty of natural light from the bay window. It comes furnished with a wardrobe and chest of drawers, and there is a double bed in the loft that can be bought down / Ellie (the housemate who is leaving) has a comfy king she is looking to sell.

The rest of the house is also very spacious with a separate kitchen and living room which both open out onto the garden via patio doors. All the rooms were redecorated relatively recently, so everything is bright and fresh. The garden is *huge* with seating area, BBQ and firepit - which is amazing in the summer & autumn months. There is also small spare room/study/sometimes-gym perfect when for working from home and for visiting friends and family. Currently Emma works from home and Hayley does a mix of wfh / office working. Ideally we're looking for a housemate who works regular hours to fit with the house schedule, ie non-shift work.

TRANSPORT:
The house is really well situated in terms of transport links. Ladywell, Brockley, Crofton Park and Lewisham stations are all within a short walk and provide quick journeys into the City, West End and East End. There are also bus stops (P4/284) at the top and bottom of our street. On-street parking is free and available - handy if you or visitors have a car.

THE AREA:
It is a really nice area to live in. Nearby Ladywell has a village feel with independent shops, cafes, deli and pub. It is only a short walk from the center of arty Brockley which has great restaurants, more pubs, shops, a local brewery and the well-known Brockley food market. Its also super convenient to get to nearby Greenwich, Peckham, New Cross, Deptford and into central London. The streets itself is quiet and residential.

The local area is blessed with tons of green space. Within a 5 minute walk there is the popular Hilly Fields Park with views over central London, Ladywell Fields and the historic Ladywell Cemetery which is great for walks.

BILLS:
Bills are £50 pp pcm and paid directly to the landlady. This includes everything: gas, elec., water, internet, council tax
