Hello! We are looking for two friendly housemates to join our lovely home in Hilly Fields (Brockley / Lewisham / Ladywell SE13)💚✨

**The house and room:**

Beautiful three-floor house with a garden, conservatory, office/guest room, living room, shared kitchen, and two bathrooms (one includes a bathtub). Recently renovated, light-filled and warm, on a quiet street.

Spacious double room with ample storage (in-built cupboards), big window, and wooden floor. Located on the 1st floor. And a double room with a lovely and ample view of the garden on the 2nd floor.

Current housemates:

Flora (29) art therapist trainee from London working for a charity and in an SEN school, relaxed and friendly. Likes music and making stuff.

Esther (35) - Community organiser working locally for a charity. South East Asian (and very friendly Geordie)! Recently finished environmental politics Masters at SOAS, enjoys singing, dancing, and exploring new spots in nature.

**We are looking for (ideally)…**

- Woman (or non binary / trans)
- Global Majority | LGBTQI+ friendly
- 29 years old +
- Professionals and post-graduates / mature students welcome :)

**Location:**
Located in a quiet but well connected corner of SE13, just a 5 min walk from gorgeous Hilly Fields. 20 min to Brockley Overground and 11 minutes to Lewisham Station

**Price:**

Big Double (Floor 1) — £950 (available asap, 28/02 at the latest)

Double (Floor 2) — £900 (late Feb/early March - open to discuss dates)

Bills, including council tax — £80-120

Deposit — £1083

**Important information**

- Local and friendly landlords
- No smoking in the house
- No pets allowed
- Big Double: unfurnished | Loft Double: open to selling furniture
- Contract until August 2027 with a £50 break clause
- **Reference check:**

The landlords (who are really sweet) do a reference check, they ideally need someone with one+ of the following:

- a proven income of c.28k+/year
- a scholarship for the next two years.
- Or a UK-based guarantor if none of the above apply
