Double Room in LGBT friendly house!

Description:
Medium-sized double room, with furniture and a bright window. Includes a closet in the room, and half of a closet in the hall. The room is available now, flexible with move in date.

The house is just off the Leyton High Road on a quiet residential street. Short walk or bus ride to both Leyton tube and Leytonstone tube (equal distance), and a very short walk to Leyton Midland Road overground station. Shops in all directions, including some very cute coffee shops and restaurants. A short bus ride away from the Walthamstow Empire cinema, which shows movies for £4 on Tuesdays. And a short walk from both the Hackney Marshes, Epping Forest, and the Wanstead Flats.

We have a very cute and friendly black cat named Nuala, who spends most of her time being chatty or sitting out in the back garden. She does not get along well with other cats, unfortunately. The back garden has some rickety old chairs in it, grass, a barbecue, and a mannequin named Carol. Plenty of room for bikes or gardening out there!

We have a really nice, relaxed vibe here - Lou and Morgan have been in this house for three years now with no immediate plans to move.

About us:
We are a bunch of friendly, relatively quiet people in our late 20s and early 30s. We keep things tidy but aren't super anal about it, and we are all major plant people.

Morgan - trans, queer, Canadian, long time activist, works as an artist, writer, podcaster, and at an LGBT charity. Keeps to herself mostly. Sober. Witchy. Vegan/vegetarian. She/her.

Lou - Irish, loves football + Drag Race, extremely chill, very friendly + likes to chat, works in a corporate office. Currently works from home in the living room during the daytime. Smokes in the back garden, never in the house. Loves to go for a pint. Meat eater. She/her.

Abi - English, works in a restaurant, has spent all of lockdown with her fam in another city so probably won't be around much. Loves a beer. Meat eater. She/her.

YOU? Ideally looking for people of any gender or background who are chill, no drama, of a similar age range. LGBT+ is strongly encouraged. Someone who keeps the partying outside the house.

Covid safety: we are pretty covid-conscious, so we haven't been having outsiders in the home, and that is likely to continue for some time. We've all been vaccinated.

Rent + bills: £470 pcm. Internet, council tax, and water come to £50/month + bills (electric, gas) approx £70 every six weeks.

Tenancy: You would have a separate contract with the landlord. One month notice to break contract.

References etc: Payslip or bank statement showing you can pay rent/have regular money coming in is enough. Landlord requires a copy of your passport.

Deposit: £500.

Access info: It is a two-floor row house, the available room is on the second floor. There is also a single step up to get into the back garden. One of the housemates regularly wears perfumes.
