Bright Double Room in Leyton Houseshare

We have a room available in our lovely house in Leyton open for short term let to fill the tenancy until the end of the contract which is the 8th January, the current housemates will be renewing the contract after January so longer-term is also possible. The room will come with a new double bed & new mattress if requested. We have been in the house for nearly 3 years, the house is a big space with a lovely garden. The room overlooks the garden and is a decent size with more than enough room for other bedroom furniture. With a large window and high ceilings, the room is bright and welcoming.

The house has plenty of storage and all communal areas are a big size. We have virgin broadband and Freeview on the living room TV. The shared bathroom has a bath and shower, with another toilet downstairs. There is a utility room by the kitchen which has a washer & dryer. The kitchen is large and open plan, with double doors leading to the garden, great for entertaining.

You will be sharing with two females - Jenni works in brand marketing and Amy works at a retail head office in garment tech. We are looking for someone to help make the house a home rather than just to rent a room.

The house has a lovely patio and garden which is great to have in Summer. The location is 15-minute walk from Leyton tube for the central line, with plenty of buses to Leyton (about 5 mins to the tube), we are also close to the Victoria line, about a 10-minute bus ride away. Leyton has some great local pubs and restaurants, as well as being very close to Stratford, Olympic Park, Hackney Wick and also Walthamstow. The house is off the main road and backs on to the edge of Hackney marshes and a short walk to the River Lea - where you can walk to Clapton or Hackney Wick, lots of green space on your doorstep.

We are flexible with the move-in date, I am moving out by the 17th Nov latest. The room is reduced to £500 a month until the 8th Jan and then will increase to £550 with a new contract if you wish to stay. Bills are around £90 per month each (due at the start of the month). The rent is due on the 9th of the month so we would pro rate the rent and bills depending on your move-in date. There will be no council tax fee for the months of February & March which will decrease bills by around £55 per person.

The deposit is £600 and is protected by the government scheme. For a short term let until end of the contract (which is the 8th January) no deposit may be necessary due to the short amount of time you would stay, I would keep my deposit in the scheme until the end of the contract. There are no other fees.
