Room with en-suite WC/shower in house in East Ham

Female, aged 25+, wanted for double room with it's own private a oilet and shower. In a clean, tidy and quiet house in East Ham. E12. The room is for a single person. Sorry no couples as we do not want the house to be too crowded (and I am sure you don't want to live in a crowded house either) The house is 8 mins walk to East Ham tube (From there it is 25 minutes to Oxford st)
The room is a nice light, pleasant room on the ground floor. It is a good size 5m x 2.2 m. It has a double bed (140cm x200cm), a sofa, a desk (if required), a Wardrobe/cupboard and chest of drawers. The private en-suite Toilet and shower is directly accessed from the room.
There is a shared lounge (with TV and audio equipment), shared kitchen area with Fridge/freezer oven, hob and microwave. There is a washing machine, and clothes tumble-dryer.
The whole house is in reasonable decorative condition. The photos listed were take a few years ago when it was newly redecorated so it has seen some wear since then but is essentially the same. The room has Gas central heating.
The house has fast BT infinity WiFi broadband (unlimited download included).
This is a shared house with 3 females currently living there aged between 25 and 40.
The ideal housemate would be lsomeone who is a non-smoker and who is relaxed and easy going, but also clean and tidy and respectful of other housemates. Its not a party house, but having friends over is fine, and occasionally having friends stay over is also fine as long as other housemates are informed in advance.
Rent includes use of internet and council tax. Gas/Electric charges are not not included in the rent. gas/electric charges are shared with other housemates and currently a contribution of £40 per month is added to the rent to cover this. These charges may go up or down depending on actual usage.
