Rent + bills (pcm): £813 monthly rent. Deposit is an additional £813 (returned upon end of tenancy).
Tenancy: Starting as a 1 month sublet from March 1st (can be slightly flexible) and then taking over the contract which ends 1st June, however the LL has already informed us we can renew it for another year.
Benefits + references: Benefits are unfortunately not accepted. References are required when taking over the contract - credit check, 3 previous payslips, previous landlord reference and ID check.
Access info: Our flat is on the ground floor, with a flight of stairs down to the kitchen and living room area and 5 steps up to landing where the bedrooms are located. The main entrance has a separate key and intercom for deliveries/visitors, we then have two locks on our front door.
Description: The room is a very comfy double bedroom with a lot of storage. It comes fully furnished, with a large sliding double wardrobe, chest of drawers, desk, chair and double bed with a mattress. The two windows also attract a lot of direct sunlight, which is a bonus especially for plant parents.
There is a spacious shared living room/kitchen. The living room area has a large L shaped sofa and smart TV with most streaming channels. The kitchen includes a dishwasher, fridge and all the appliances you might need.
We have two bathrooms, each including a shower and a bath as well as a toilet and sink so you will never need to worry about waiting! The heating comes on quickly and the temperature is controlled directly on the boiler.
We also have a lovely outdoor terrace, where we sometimes have meals together in summer and is great for a quick workout in the sun. We also have a separate large storage space (about the size of a garage in the garden).
There is fibre-optic internet which is included in the rent price. Bills are around £50 per month for utilities and then council tax is an additional £50 (per person) - council tax Band C.
All our neighbours are lovely and we have a WhatsApp group together, which helps with taking in deliveries for each other etc.
About the area: Located right next to a cemetery and florist, the house is in a quite residential area. The closest tube/DLR stations are West Ham and Plaistow (both about a 10 minute walk away). The 69 bus also goes from right outside our house and gets you to Stratford in 10 minutes. Canning Town is a short walk away and has all high street shops - I usually pick up groceries at the Lidl or Morrisons there.

Brandon: I’m a writer, editorial designer and run my own queer arts magazine called Underworld. I also work for an adult toy company and study Magazine Journalism and Publishing at UAL. Big on design, arts and culture.
Maxim: Maxim is a sound engineer, music producer and events manager. She curates ambient events and is part of the performance/music group SEMARA. She loves rollerskating, cooking and Japanese culture (she has also become fluent in the language through self-teaching).
