Spacious Double Room available in 3bed with Garden

Hello! We have a lovely, bright, double room available in our Warner flat, in Walthamstow. The flat is a spacious 3 bed, 2 bathroom with a gorge living room and has the additional bonus of a garden.

The Room: Spacious double with wooden floors, huge double wardrobe and view of the garden which makes it a quiet space. New windows mean it's very well insulated too. You'd be sharing the very nicely tiled main bathroom with one of us which includes a bath.

The area: the flat is down a quiet side street off Markhouse Road. It's a 12 min walk from train and Overground lines - Lea Bridge and St James Street stations and a 20-25 min walk to Walthamstow Central / Blackhorse Road (Vic Line). The canal and marshes are within easy reach which offer lovely walking and cycling routes!

The Flatmates: Ann and I are 31 and 33 and have lived with each other in the flat for almost two years. We’re looking for an additional person who's got their own things going on but also sociable when the time calls for it. I work in corporate events and Ann works in legal PR. We're very laid back & friendly and like to keep our surroundings clean and tidy. We both like good food, keeping active and exploring London and the occasional new bar / lunch spot that Walthamstow tends to offer.

Looking for: Ideally we'd like to find someone who's at a similar stage of life, laidback, friendly, clean and tidy. We work pretty much Mon-Fri 9-5 so tend to have quietish weeknights and out on weekends. We’ve got a very homely environment going on. We'd love to find someone who likes their own space but also up for chilling in the living room together for a drink and chat if we happen to be in!

The move in date is flexible at the moment. The current tenant is having to relocate to Austria for work around the end of June but the date has not yet been confirmed.

Bills would come to around £120 a month each which includes council tax (Band B). The landlord is genuinely great too.

Transport distances:
- Lea Bridge station (goes to Stratford and out into the country): 12 walk
- Bus stops 2 min walk away go to Dalston, Farringdon, other parts of central London & nearest tube stations
- Walthamstow Queen's Road: 15 min walk
-St James St: 12 min walk
- Walthamstow Central & Blackhorse Road: 24-25 min walk (20 if walking at my pace)
- Cycling: 10 mins away from Hackney marshes & Chatsworth road
