As pictured, the house has 2 large bedrooms, a very large living room area, a kitchen which is soon going to be entirely replaced with a new hob/oven/surfaces/cupboards, a bathroom with a bath which also has an electric shower with good water pressure, and a pleasant garden. There is good central heating so have no issues with the cold in winter.

My current housemate is moving to Senegal for work at the end of this year so I am looking for a replacement housemate.
Ideally looking for a professional or postgrad who is clean, tidy and respectful.
I am open to both short and longer term tenancies.

The house is no smoking indoors though you are welcome to in the garden.

Bills (WiFi £27, Gas/Electric £133.50, Water £73.22, Council tax-Band B £148) are not included in the rent and currently come to £190.50 per person a month.

Blackhorse Road and Walthamstow Central on the Victoria line as well as Leyton Station on the Central Line are a 10 minute bus ride away. Likewise Lea Bridge, St James Street and Walthamstow Queens Road are all nearby overground stations.

I am ideally looking for someone who can move in from or close to Jan 1 of the new year.
