Excellent links across the rest of London. Overland to North and West London. Bus stops are close by, so it is very safe returning home when dark.

LOCATION: Close to Stratford - the Studio is set back and therefore lovely and quiet with great views over open green space - the common - which is a priceless match to a busy London life.

The Studio :

- Double glazed glass front door for sole use with opening top window; a beautifully organised space designed by architects Studio Polpo;
- Storage is birch ply and built in throughout.
- Chest of drawers & Habitat designer clothes hanging rail with built in shelf
- Wardrobe built into the wall of the Studio and is cleverly concealed completely into the fabric of the space
- Built in shelving to maximise the space

Also has wide opaque ceiling to floor side window which allows light to flood in, and the glass front door and opening window have both a high quality sheer blind ( light gets in but the world is excluded!) and black out blinds for greater privacy in day and night.

Floors complement in dark grey slate with a new long Habitat runner rug creating a warm feel underfoot exactly where you need it!

Comfortable wide single bed 900mm with quality mattress + cotton percale topper, has storage built in with a hydraulic lift for ease, turning the bed easily into a day bed for Studio living with neutral cushions. Muji pull out bed also available on request for guests. This Studio is the perfect place for relaxed one person living, though happily accommodates two for a weekend stay.

An extendable table adds a splash of vibrant colour with beech chairs for dining, a swivel chair too for working, and a very comfortable designer cream linen easy chair for relaxation.

Kitchen:
The kitchen is very well equipped (all kitchen/table ware included) with Microwave Oven, a four ring Halogen Hob with Extractor, Toaster, new glass Kettle, built in Fridge, Ironing Board /Steamery hand-held clothes steamer and Washer-Dryer as well as clothes airer.

FireBlanket/extinguisher provided; Doors all Fire Standard with safety fire seals. Smoke Alarm.

Ensuite:
The ensuite Wet-Room has a new full length mirrored wall on one whole side, hand-made italian soft orangey-melon translucent resin tiles on two others, a new Grohe power shower and a stainless steel and glass suite, with birch ply shelving again built in, with both extractor fan and a velux roof light, making it a luxurious space.
ALL PURE COTTEN LINEN CAN BE PROVIDED FOR SHORT TERM LETS as Required.

Down lighters on dimmers illuminate throughout, and the space is both calm and enjoyable to be in, with added atmospheric lighting.

Good insulation makes the Studio cool in the summer and warm in the winter; the Studio heating stat/controls gives complete control over gas central heating and hot water.

The owner is a professional arts manager, easy going, helpful and attends to any requests quickly.

On Street PARKING in vicinity is chargeable on a limited basis only through a voucher system.

** A fortnightly CLEANER can be arranged and for an additional fee of £50 inc on top of the rental to cover 3hr cleaning fee paid directly to cleaner.**

-The common : Wanstead Flats opposite the Studio is part of London's Epping Forest & is a fantastic resource, with Park&Run & Bootcamp & walk to the woods...wonderful artisan bakery - award winning Wild Goose & cafe and Pretty Decent Micro Brewery, + 4 excellent pubs locally including the Forest & Leytonstone Taverns and Holly Tree and Rookwood Village, ( great food and organic beers etc), A fab local park cafe, Portuguese cafes & a French organic deli & cafe, 2 pharmacies within walking distance.
-3 local farmers markets, Forest Gate, Leytonstone, Wanstead high st (lots of good cafes & restaurants, Forest Gate's Wanstead Kitchen has gorgeous Indian/Bangladeshi food & Cups & Jars is a great deli & sustainable refill centre, fab breakfasts & Giovanni’s pizza opposite Forest Gate station & Aroma's award winning Indian/Nepalese food. - lots of supermarkets including the usuals and wonderful Turkish & 24 hr Eastern European, & a big Co-op, a Tesco, & a fabulous wet fish shop on Woodgrange Rd. .

- Stratford has Theatre Royal & Stratford Circus Arts Centre & Picture House ( my favourite cinema :) and a Vue Cinema complex - Westfield shopping/eating.

Transport:
Stratford City Transport Super Hub with fast Javelin link to Kings Cross St Pancras in 6 mins. Oxford Circus 15mins. London Bridge 15Mins. 58 and 308 Buses make life easy.

Two local Stations within minutes of Studio by walking or bus: Wanstead Park.
