- -About you--
We'd like someone nice to move in! You'll be established in London and independent (ie already have lived here and have your own network) but will see this as your home.

This room is not available to students for council tax reasons and we'd like to live with people of a similar age to us - so please take a look at the age range before messaging.

You won't mind sharing the basics like olive oil etc (there really isn't room for 3 of everything!) - and chipping in when we run out of things or when it's your turn to clean.

Move in date is around 1st November, the landlord hasn't confirmed when the room painting will be finished but we can sort all that out.
We'll most likely be having viewings from the end of next week or the beginning of the following week.

- - About the room - -
The room is at the top of the house next to one of the other bedrooms. It's a pretty small double with a little Velux window in the ceiling.

It comes semi-furnished with a double bed and wardrobe. The other furniture in the pictures is being removed.

The landlord is in the process of giving it a lick of paint, so it will be fresh for whoever moves in.

The room is snug - but with the right furniture arrangement it's fine. It wouldn't be suitable for someone with a lot of things, as storage is a challenge in general in the flat - so do bear that in mind.

The rent is a, super-amazing for the area, £540pcm with a £580 deposit to be paid. Bills come to around £100 per month.

It's possible to fit a desk in there, but it's probably not the best room for someone who is working from home 100% of the time.

- - The property - -
The flat forms the top two floors of a big Victorian townhouse, and we share an entrance with our downstairs neighbour. The porch doubles as a handy place to securely store our bikes.

The first floor has the kitchen, living room, bathroom and one bedroom. With the available bedroom on the top floor.

The south-facing living/dining room is big and bright with large sash windows and high ceilings. The (tiny) kitchen adjoins the living room and though it's small it has everything you need to cook up a delicious feast.

We have a big (unwieldy) TV with a Chromecast. We're not obsessed with TV but are partial to the odd movie night from the comfort of our, slightly vintage but very comfortable, sofa.

There's also a dining table and chairs for dinner parties.

The bathroom does the trick with a bath and over-bath shower.

We've just had fresh caret laid on the stairs and landings, all other rooms have wooden or laminate flooring.

The flat isn't super-modern but what it lacks in modernity it makes up for with its amazing location.
We're right next to London Fields, Broadway Market and everything else Hackney has to offer. We're within 10 mins walk of Dalston Junction, Dalston Kingsland and London Fields Overground stations and a short walk from a big Sainsbury's and Lidl.

Our road is also one of Hackney's new 'Low Traffic Neighbourhoods' which is pretty dreamy.


- - The household - -
You'll be moving in with Katharina and Jarlath. Katharina is 35, from Germany, straight and on the cusp of finishing a PhD in Marketing. Jarlath is 33, Irish, gay and works full-time in HR.

We both work from home quite a bit, so there is usually someone around during the day.

We rent directly from our landlord so have no pesky agency, and he's very good at resolving any issues quickly. He will want to conduct referencing and credit checks before any contracts are signed.

We're not a party flat (we're not boring, just cba with the clean-up), but the occasional noisy dinner with friends or summer after the park evenings are most welcome.

We take it in turns to clean the common areas of the flat once per week, a schedule which you'll join when you move in.
