I have a great (13' x 9') room to sub-let in a two bedroom flat on Highbury corner (2 min walk from Highbury and Islington tube station - Victoria line (now 24hrs), London Overground, and trains to Hertfordshire) with amazing views of London. We are basically at one end of Upper Street, the beginning of Canonbury and St Pauls Road. Union Chapel is also on our doorstep.

We are a 10/15 minute bus ride from Kings Cross and Euston and there are buses going to Hackney, south London and City etc. Great location! This is an ex-council flat in a building in which most people own their own flats - and everyone is extremely friendly.

There is kitchen access and your own fridge, your own cupboard and use of the washing machine.

I have just bought a brand new bed and mattress for the new tenant! I dressed it for the pic but it's brand new from John Lewis.

The room contains the bed, a wardrobe and a bookshelf. If someone wants to put their own furniture in, that is fine too. I can remove the wardrobe and bookshelf if needed. Incredible views from the room!

The flat is also situated a stones throw from Highbury Park. Great if you like running/walking or just sitting under a tree. .) There is a gym and swimming pool (Better Gym) right by the park. There are a lot of other gyms in the local area also - David lloyd, Virgin active, Fitness First etc.

The rent is £750 each month with a deposit of £500. All bills included. Flat available immediately!

The flat is ideal for someone who is looking to settle into London before finding something more long-term or for someone who just loves the area.

I have had lots of lovely tenants in the past and my last lovely flatmate moved in with her boyfriend and the one before that left when she finished her internship and so moved back to France after a year of living with us :-)

I'll be moving my bed into the living room so that my son still has his own space but I'm fully happy for the living room to be used as a shared space. I'm really into communal living and want anyone who stays with us to feel 100% comfortable.

Now about us :
I'm a single lesbian mum with a 4 year old boy. He is a great kid and sleeps through the night 7/8pm - 6/7am so no worries about sleep! He also sleeps through anything which is great! I often play music in the evenings, sometimes have friends over or watch movies and it doesn't affect him at all!

At the moment I am a personal trainer though may move back into teaching or a different career path to fit with my son's upcoming school schedule! We are often busy and I work out some evenings. I'm 36 and love keep fit, hitting museums and spending time away on the weekends when we can. We also love chilling with movies!

We have previously had 3 tenants (each stayed for a year or just under) and have always had super positive experiences!!

As I have a 'lil one, the most important thing for me is that you're friendly and open-minded - I love quirky, open-minded individuals! Having been a student for years, I wouldn't say no to anyone undertaking a degree/professional course either :)
