We have a spacious bright room available in a friendly household in Hoxton Sq./Shoreditch/Old Street area. The room is fully furnished , with spaces to work, relax and sleep including a desk/table.
We have another room, smaller, £205pw/£888pm also available from 13th february

The property
There are altogether 4 bedrooms in a five split level property with great character, huge terrace with BBQ, good, fully equipped modern kitchen with 2 dining areas, spacious bathroom with bathtub & shower, two separate WCs on different floors, new 9kg washing machine, Fibre optic Virgin broadband. There is no sitting room - though the unusually big for London terrace at the back of the property where you are part of a visually big community, especially in a Covid changing circumstances is a huge credit.
The landlord helps with the tenants obligations and has taken care of a Weekly cleaning specifically of the communal areas only. You can get oven cleaned, your room cleaned, bedlinen changed, put in the wash, etc whenever you wish- by paying the cleaners £14 per hour.

The location is fantastic-on a charming tree-lined residential street by the buzzing Hoxton sq, in amongst the best cafes, shops, nearby parks, tennis court, pubs, pharmacists, 2 mins to Curzon cinema and 10 mins walk from Regent's canal and Columbia road flower market. Local supermarkets are 5-10 mins walk away, late night convenience store 1 min away.

Smoking
There is strictly no smoking inside the property.

Bikes
There is a gated patio at the front with railings where bikes are kept or reserve a space in the special covered bike parkings on the street. Please note the structure of the property is such that there is no facility for bringing bikes inside the property.

It’s a well organised, mature household usually of 4 busy but easy-going young mature professionals -at the moment just 2 of existing tenants are staying- a Dutch male working in finance and a Hong Kong female working in HR. We "produced" a couple - and after living in the property for over 3 years they are moving out to live on their own. We always would try to have a balance male- female and to keep it as an international household.

Being clean, considerate and respectful are qualities we value most. We prefer happy relaxed personalities:)

BILLS

Gas & electricity bills are shared with the tenants (average at about £10-12 a week per person-of course depending on consumption and rising prices).
Council tax, Broadband, Water bills and weekly cleaning of specific common parts are not included in the rent, but are covered by the landlord .

Five weeks deposit is required (£1025) payable at the time of the signing of the contract, which is secured in the government approved protection scheme.

Rent is paid every 4 weeks in advance (£820) ( that makes rent per month appx £888).
Long term tenancy is preferred. Min. 6 months breaking clause contract.
