Double Room in a Modern House

This is a large 1st floor double room; it's bright, comfortable and quiet, and overlooks the generous rear garden. The room has double-bed, wardrobe and two chests of drawers, plus a small desk/make-up table (with illuminated mirror) and big-screen TV. You'll share the 'family' bathroom (big shower, bath, sink and WC) with two others, and there's also a ground floor WC. This room was redecorated floor-to-ceiling not long ago, and has two new sets of double-glazed windows.

The house is a modern 3-storey 5-bed detached property located down a short private driveway from a quiet suburban cul-de-sac, roughly midway between Southgate and Palmers Green. It has gas central heating, a large kitchen with breakfast bar, a huge open-plan living/dining room, and a garden with lawn, pond and two separate covered patios.

The fully-equipped kitchen includes separate washing machine and tumble dryer, dishwasher, microwave, gas hob, double oven, two fridge/freezers and plenty of cupboard space. There's also a good-sized ground-floor 'box' room where you can store a cycle and/or suitcases or whatever.

It's a 5min bus/15min walk to Southgate (Piccadilly) Tube; 10min walk to Palmers Green overground station (25min to Moorgate); both stations are in zone 4. The bus route directly to Southgate goes past the end of the road. The M25 is just 15min drive north; the A406 is 5min drive south. There's (free) on-street parking and never a problem finding space.

You can get into the City or Central London in 30-40mins, or be out in the fields with cows and stuff in 10mins by car. There are two big parks within 5mins walk, and the cafes, restaurants and shops of Southgate, Palmers Green and Winchmore Hill are all within easy reach.

Southgate Leisure Centre (gym, pool, etc.) has been extensively modernised, and there are good private gyms and tennis courts within easy walking distance.

The rent includes super-fast (1Gb/sec) cable broadband/wi-fi and all utility bills. Bedding is also included (if required), as is the cost of the weekly cleaner that looks after all the common parts of the house - including your shared bathroom.

I like to keep the place reasonably neat and tidy, but I'm not a fanatic about it. The kitchen is there to be used, so you're more than welcome to cook for yourself if you wish (all pots, pans, plates and cutlery provided).

This was my family home for many years, but the rest of the family has now moved on. The house is warm, comfortable, quiet and secure, and there's plenty of room to ensure we all have our own personal space.

Although I work most days from home, my own office, bedroom and bathroom are all out of the way on the top floor. I like to think we're all reasonably sociable, but we also respect each other's privacy.

I prefer professional people (in full-time work), but lockdown proved that it's also perfectly easy to work from home if necessary. No students, couples, loud music, regular overnight guests, gangs of mates or party animals please, and no smokers inside or outside. Aside from myself (M/63yrs), there are presently three other long-term tenants (M/33yrs, M/43yrs and F/31yrs). We like to think of ourselves as a family!

Please note I have a couple of friendly dogs (which stay on the ground floor), and two cats that seem to sleep most of the time. Aside from perhaps the occasional (optional) chat/cuddle, you'll not be expected to do anything with or for the cats or dogs.
