House Share with Double Room in N17

So one of my housemates is moving out of our house and we are looking for a new housemate!.

For June 2, we will have available a lovely cozy room in a spacious house with garden. Although we are open to all genders, the remaining housemate who will share the bathroom does prefer a female.

Our ideal housemate is clean, responsible and fun and enjoys an odd pint at our local (The Palm).

The rent £783.33 each with bills being separate.

Bills per month:

Approximately £150 depending on the season.

WiFi £12.35/month
Water £17/month
Gas/Electric £40-60/month
Council Tax £63.39/month

I would average the total to be £950 per month.

The deposit required is £846.15.

The agency requires a credit check and, upon successful application, you will then replace the housemate leaving on the current lease.

A short walk north west of Seven Sisters (Victoria line and overground) station and a short walk east of Turnpike Lane (Piccadilly line) the house is 4 bedrooms with only 3 of us on the lease. The last bedroom is quite small so we currently have it set up as an office

The room comes with the wardrobe (attached to the wall) otherwise is not furnished
