Bright Double Bedroom in Lovely House in Islington

Hello, my friend has recently moved out so I’m now looking for a new housemate to share a lovely 2 bedroom home with me and my cat :)

The house:
The house is a sweet Victorian cottage with two double bedrooms, a study, large kitchen (with dishwasher), separate living room, bathroom with lots of outside space including a back patio, front garden, and (unofficial) roof terrace (not pictured). Most of the house gets lots of light (...when the sun is out...) especially upstairs.

Your room:
The bedroom available is a double room with built-in wardrobe, it has a big window and gets lots of natural light. The room can come furnished (double bed with a good mattress, bedside table, chair & shelf) or unfurnished as needed. There is also a set of shelves just outside your room (and plenty of shared storage throughout the house including an attic).

Contract, bills etc:
Rent is £775 a month and bills average out at £150 per month for everything including council tax (and an eco energy supplier). I would be looking for someone to sign a new 1 year lease with me, with a 4-6 month break clause. The deposit is £938 and you'll also need to pay a £50 change in tenancy fee to the agents for the referencing etc.... I have lived in the house for 1.5 years and have found the landlord to be really flexible and helpful whenever anything has arisen. The estate agents who manage the property are also very responsive and reliable. My current housemate has a car and there’s on street parking (you’ll need a residents permit from Islington council).

Location:
The house is on a quiet residential street in a great location - 10 min walk from Upper Holloway overground station
-15/20 min walk from Finsbury Park tube station, Archway tube station and Crouch Hill
- 20 min cycle to Hampstead Heath etc... and close to lots of areas (Camden, Highbury, Dalston, Angel...)
- Loads of good bus routes within 5-10 min walking.

It’s very close to all the amenities on Holloway Road, and the cafes, nice food shops, a big(ish) tesco and restaurants on Stroud Green. There are lots of nice pubs nearby too. The street is very friendly, loads of the neighbours know each other and are really lovely and helpful. It’s a great place to live.

Current household:
You would be living with me, Lara (she/her) and my cat, Kepi. I’m from London but was living/working abroad for 6+ years and came back just before the pandemic, so I’m gradually re-establishing my London life! I work in the charity/NGO sector and mainly work from home. I’m a friendly, warm and homey person. I love cooking (my Arab side especially loves cooking for people when possible :)), cosy evenings on the sofa, eating out with friends, going on walks (I'm keen to explore more of the UK countryside). I’m probably out 2-3 nights a week and weekends will be a mix.

I am clean, tidy and considerate around the house, and try to be as environmentally friendly as possible (there’s a great zero waste shop around the corner). I see this as a home so would like to share with someone who has the same approach with similar values in general (cleanliness is really important to me). Oh and if you enjoy gardening that would be a bonus! I’m good with the indoor plants but not quite mastered the outside ones yet! This website only has binary options, but I would be happy to live with anyone non-binary and/or LGBTQ+. Also as mentioned I have a cat and it’s her home too, so a cat or animal lover is preferred :)
