🏡: The flat is on the top floors of the building, so the living area has high ceilings and views of the occasional rainbows. There are 4 bedrooms, 2 of which are en-suite, so you will share the bathroom with only one other very lovely person (I can confirm). Shared living room & kitchen, and a separate toilet for guests.

🛏️: The flat is split across two floors and the room is on the top most floor with only one other en-suite room. This has so nice for my introvert self on days when I need some alone time. The room will come furnished with a bed (and mattress). It also has a built-in wardrobe and a lot of storage. Desk and chests of drawers are mine but I would be happy to leave them behind for a tiny cost.

🌳: Green spaces were the biggest reason for me choosing West Hampstead as my first London home -- Hampstead Heath, Primrose Hill, Regent’s Park are all roughly a 30 min walk away. I have loooooved seeing all the happy puppies in the parks on my little mental health walks.

📍: We have a huge Waitrose less than 5 min from the flat, but there’s also Aldi and a big Sainsbury’s in the O2 which is a ±10 min walk away. There’s Pure Gym & Anytime Fitness 10 min away, and the closest 1Rebel in St John’s Wood is two stops on the Jubilee line (±20 min on the bus or ±30 min walk). Loads of great food, pubs, and bars on West End Lane.

🚆: Transport links are AMAZING – 5 min walk from the Jubilee & Metropolitan lines. 10 min from West Hampstead overground, and 15 from the Thameslink. When I first moved to London this really helped me get around without ever getting lost / struggling to get home after a big night out.

👩‍👩‍👧: You will be living with 3 other girls who are in their mid to late 20s. It's a mixed range of personalities with different interests/hobbies, but always up for a cosy movie night whenever someone needs one. LGBTQIA+ friendly.

📝: There is about 4 months left on the lease and during this time the room will be at £840 until Aug 2024. The girls are keen to extend their stay for another year and are in the middle of negotiating the next year’s rent, but the landlord has confirmed it will not be more than an additional £100 increase for the entire flat. PHEW 😮‍💨

💰: Bills are an additional £100 or so on top of the £840. Responsibility of the bills is split between everyone, and you will take over the council tax (band F) & water bill – but I’m sure the girls would be happy to switch around if you would prefer. We also have a cleaning lady who comes in every week and that’s an additional £11 per person per week.
