Big Victorian semi, in Ladywell Conservation Area, with all Gay male, non-smoking residents owned and run by Green vegetarian/pescatarian Gay couple (in mid 50s) with Gay part-time lodgers living as a stable longstanding 'family' atmosphere. 'Probation' of two months (either way).

House is close to the two Green Flag parks of Hilly Fields and Ladywell Fields. Trains are direct to Central London from Ladywell (Zone 3 four mins walk) and Lewisham (Zone 2 ten mins walk). 484 bus to Brockley Overground is a one minute walk to the bus stop. Lewisham Council operates a controlled parking zone in the road during the daytime (permit is £120 per year) and there is no offstreet parking.

The bedroom is medium size (3 x 3.5 = 10.5sqm), at the front of house above the kitchen overlooking the front garden and quiet road with no houses directly opposite so a green outlook. There is a solid double bed with storage below, orthopedic mattress with washable protector, chest of drawers and cupboard, foldable chair, shelves and clothes hooks. A central heating system runs the radiator and there is a smoke alarm. The room is supplied with Virgin Broadband's Ethernet @210MBp and 5G @100MBp wifi are available. A Roland keyboard is available (headphones preferred!) but space is limited. The TV licence is included as there is no lock on the door.

Shared spaces include the adjacent bathroom (with shower attachment) and neighbouring separate toilet (the room has a small designated shelf unit in for toiletries). They are en-suite almost.

Also shared is the lounge, dining room (with good Kawai upright piano) and well equipped triple aspect bright kitchen (including range cooker, dishwasher, big combi grill microwave, separate storage and fridge shelf) with adjoining breakfast area (with a sunrise aspect). In the cellar's utility room there is a fridge and freezer for other food and drinks. A fair sized library is also available (also in the cellar) to peruse but we have no Netflix etc. accounts.

The cellar also has a large shower room and a separate toilet so queues are rare (two separate toilets overall). In the utility room there is also a washing machine, iron, ironing board, sewing machine etc.. There is no tumble drier, as they are not eco-friendly and expensive to run so the garden is used in good weather or the CH radiator in basement in bad weather. A dehumidifier can also be set up in the shower room.

There is a large quiet garden to chill in, with pond, lawn and patio spaces.

IMPORTANT - The green ethos includes recycling, low energy and water use as we are keeping our carbon footprint and bills down (Landlord is an ex Green Party local councillor). A Nest system is in place so usage can be monitored and if excessive charged for. Good practice includes lights off when not in rooms, using central heating, water economising, very very low food waste (composting in garden) and recycling properly (guidance given on all issues). Bills are generally kept down as there is a share of bills policy according to proportional use.

IMPORTANT - We are looking for a gay male only, strictly NON SMOKING, easy-going, clean and tidy person who can occasionally practice cooking for the household and share in occasional meals (but it is not half or full board). The shared spaces are available for entertaining by arrangement and we are a sociable household in general (we hold regular Friday curry evenings with friends dropping by). The only drugs we do are alcohol and coffee in sociable quantities whilst other drugs are not appreciated! NO SMOKING anywhere in the property or gardens (sorry, there are historical reasons).

IMPORTANT - As the room is small there is no space for extra furniture or excessive baggage/belongings and everything is expected to be kept in the room. No food or drink or leftovers (including takeaway/delivery packaging) is to be left in an empty room so as not to encourage vermin. The Lodger would be expected to do their own washing, hanging out and ironing, tidying up in kitchen, lounge/dining room, shower, bathroom after use and keeping shared fridges and storage, cooking and preparation spaces clean. Plain bed linen, duvets and pillows are supplied but washed by the Lodger.

We prefer student Lodgers to be a regularly at University or a young professional/key worker Lodgers to be working full time. Noisy latecomers at night or lots of belongings are not appreciated.

Landlord and most p/t householders inhabit the house in the daytime when in London and are mostly ex teachers.
