1. The Place
Bright, sunny room in a two-bed, two-bath flat in Zone 2. Balcony with genuinely beautiful skyline sunsets. Open kitchen-diner with plenty of space to lounge and host a few friends. The bedroom has a floor to ceiling window with residential park view, ample storage and a television.
There’s a second bathroom next to the bedroom. I have an en-suite and rarely use the main bathroom.
2. The Vibe
I want you to feel like you can unwind, be comfortable, and bask in the view. The living space has ample lounging options and the dining table is able to comfortably seat six, so friends can also enjoy spending time here.
If you’re looking for a home where cosy meets serene, this is for you.

Whilst my house party days are behind me, I love a dinner party or lazy Sunday roast. Maybe a couple of rounds of the Royal Game of Ur will be played. They will almost certainly be played. If you have never played… you may get hooked.
My working day runs long so I finish most days around 7pm-8pm, and/or have to pick up a few bits at home. And when I do, I’ve got a set-up in my room - the last thing I’d want is for the living space to feel like you’re living in my office! I sometimes have some flexibility to work from home.
I’m sociable and always up for a chat, but equally happy to leave you be and chill in my room with a podcast (currently TBPN - how can something so wrong feel so right?).
4. You Should Know
I WILL gently encourage you to become a Royal Game of Ur aficionado.
I WON’T impose veganism on you, I promise - I literally just prefer vegan food. (I know, peculiar.) I don’t mind in the slightest living with a meat eater - you’ll just see I have a shocking amount of beans in the cupboard and many nuts.
The place is probably best suited to a working professional.
Smokers, I’m so sorry (that includes the ‘quitting soons’ and daily ‘just one more’ - the fabrics soak up the smell). Vapers, more than welcome.
Apart from that, nothing!
5. The Specs
A new build. The kitchen has an induction hob and electric oven (with more settings than is strictly necessary), generous built in fridge-freezer, dishwasher, and lots of shelving space. The washer dryer is in a utilities cupboard and there is a small storage room for suitcases with a coatrack inside too.
Your bedroom has a standard double bed. Plenty of storage - large and small chest of drawers, a cabinet, clothing rail, and TV unit with drawer space. There’s a modest desk and a decent-sized TV too.
6. The Commute
The flat is easily commutable:
- 8 mins walk from a Zone 2 station (overground, railway to London Bridge in 8 mins)
- ~10 mins by bus to Zone 1 Bakerloo and Northern line
- ~15 mins by bus from Waterloo
- ~15 mins by bus from London Bridge
7. The Area
Walking distance from several restaurants, pubs, bakeries, coffee shops and a new wave of saunas - but it’s not as busy here as the heart of Peckham. A few genuine gems nearby. So. Many. Supermarkets.
