Looking for a new friend(s) to live in my home which has recently been refurbished.

* dbl loft room with en suite in Victorian terrace in Norwood Junction (in a 3 bedroom house)
* postcode location is SE25 5NA
* dbl bed (storage underneath), 2 wardrobes and desk
* extra study room with desk can be rented for an additional £100 pcm
* couples will be £850 pcm
* 3 month min lease (rolling 1 month afterward)
* garden and garden furniture incl BBQ
* wooden floors
* open plan kitchen
* dining room with large dining table
* communal areas shared with 2 others, both very respectful, quiet and clean grown-ups.
* Persian cat in residence
* living room in new airy extension with pull out sofa and tv
* residents parking permit via council for ~£80 per year
* friendly street and local shops
* excellent location for the city from Norwood Junction station which is a 5 min walk (12 min to London Bridge), Croydon (5 min), Crystal Palace (5 min), trendy east London (25 min) or Victoria (30 min)
ABOUT ME:
* This is my personal home I have lived in for 5 years.
* very clean & tidy (I like a comfortable retreat from the city, which is also presentable in case of impromptu entertaining)
* likes the 'ungentrified' nature of South Norwood and the little community of friends here (there is a local sailing and cycling club)
ABOUT YOU:
* employed and able to provide references from current landlord and employer before you move in
* able to pay 1 month rent and 1 month deposit upfront (I’m afraid I’m not flexible on this)
* if self-employed or recently unemployed: deposit is 3 months rent
* likes cats and is friendly to the resident fluff
* looking for a home rather than a bedsit or studenty house share.
* friendly and engaging with the other flatmates rather than reclusive
* clean and tidy, respectful of the house and furnishings
* share responsibility of cleaning up, gardening, putting bins out etc
* friendly and keen to join my little community in my street
Some last little bits on FURNISHINGS/STORAGE/COMMUNAL SPACE:
* The house comes fully furnished and I’m unable to remove furniture. If you would like to bring additional furnishings for your room this is fine. I’m happy with a TV in the bedroom but please no fridges or electronic cooking appliances.
* You will have your own shelves in the kitchen and shelf & drawers in the fridge. All crockery and cookware is provided and there is little space for additional items.
* There is no additional storage outside the room. If you require storage I can suggest to rent the study.
* Bicycles can be stored in a nearby bike hanger provided by Cycle Hoop.
* Working from home is fine! There is study if you think you will WFH regularly. Given the kitchen table is communal, I ask that you respect its intended use.
* Guests are welcome to stay for a few days but more than this would be an imposition on the other housemates.

This is slightly out of my budget - can you negotiate down?
Afraid not. I make no profit - the charge covers the costs involved such as utilities and a share of the mortgage.
How do I get to work/my partner from here?

Is there parking?
Non-designated street parking out the front, pay per hour or get resident’s permit as described above.
Can I move in with my child?
It’s not really suitable and it would be a bit much for the other Flatmate and I. It’s also not really a place to entertain children if you have them part of the time.
Can I come and see it in a week/month?
Sure - if it’s available. But if someone comes beforehand and we get along I will offer it to them.
Do I have to pay the whole deposit?
Yes. This is standard practice and protects me and stops me offering the room to someone else.
Can I send someone else to view it?
No. We’d like to meet you!
