Hi everyone, I am looking for 3 others to join me in this spacious, newly renovated, modern 4-bed house. I am looking to be the main tenant so I will organise everything and make it as easy and simple as possible for my future housemates!

THE HOUSE:
Available 1st June for a year, with the option to extend. I will allow sublets throughout this time if you want to move out sooner or leave for a trip as long as the new housemate gives 3 months rent in advance (obviously we can discuss this if needed).

There are 3 bedrooms available, 2 double and 1 single.

Rent is paid monthly, can be negotiated, bills not included.

Ground floor consists of a shared living room, a half bathroom with awesome green tiles, and an open plan kitchen and living space. The kitchen and living space has a huge area for a dining area, as well as living area.
So there are 2 shared living areas, one connected as an open plan with the kitchen, and the other is a separate room. So plenty of space for all to have their own space and also great for hosting, having people over, or just hanging out as a house.
There is also a utility area by the kitchen which has a dishwasher, washing machine and dryer, and a huge fridge/freezer.

First floor consists of the main bathroom, 2 double bedrooms (bedroom 1 and 2), and 1 single bedroom (bedroom 3). I will be taking one of these double rooms.
The main bathroom has a huge rainfall shower, as well as separate bath.
The single room doesn't come with a bed so that will be something you will have to sort out. The double room on this floor will also need a double bed added.

Second floor consists of a double bedroom (bedroom 4) and another bathroom, which would be mainly used for this room's occupier.
There is another bedroom on this floor which will be locked and used at storage by owners. Technically this is a 5-bed.

No pets (if you have one still reach out as this might be able to change I'm not sure).
There is off street parking available.
Front and back gardens with a patio.

10 minute walk to Norwood junction, with a quick 11 minute journey to London Bridge.
6 minutes away from beautiful South Norwood lake with stunning views all year around.

IDEAL SHARERS:
I need clean and hygienic people only to reach out please. If you know you are someone who struggles with mess etc. this place isn't for you. We can sort out a cleaning schedule if we as housemates want to. As long as the shared living spaces are kept clean. If we need a cleaner to help we can also do this if everyone can afford the price of one. Your own personal bedrooms are different and can be kept however you want.

Really looking for people who will respect this house, and contribute to making this feel like home. All free to do whatever we want when we want. If we want to watch a movie together every now and then that would be nice. I'm happy for people to have parties as long as everyone else in the house is okay with it.

Happy to live with smokers as long as smell is addressed. Smoking outdoors only (the house is blessed with 2 gardens).
Need to be 420 friendly.

Will be asking for references and a deposit for the room you choose. House is currently under renovation so won't be able to physically view until later. If you're not comfortable sending a deposit before you physically view the room I completely understand, I can supply you with videos and pictures and updates. However that is what all housemates will need to do (myself included). Deposit will be 5 weeks rent.

Please be reminded, I am not the agent or landlord in charge of this house, but I will be the main tenant. Meaning I will ensure everyone is happy, the house is kept clean etc.
