Hello, I’m looking to let out my spare room in my modern open plan ground floor two bed flat right next to Crystal Palace Park.

Please note, I'm looking for a MONDAY-FRIDAY let only, and the room is not available to couples - Though the occasional weekend wouldn't be a problem, please do not contact me if you are after full time accommodation.

The flat was only build two years ago and has modern kitchen with large fridge freezer, modern oven, large gas job, coffee machine and dishwasher,

There’s also a stylish shared bathroom, the bedrooms open up into a large private front court yard, ideal for sun and coffee in the morning

There is also a small rear private garden and a much larger
communal garden behind.

The flat comes with super fast fibre WiFi, tv with Amazon, Netflix, Sky (including football) and washer dryer. All bills are included.

ME
You’d be living with me, the landlord, I’m a Male TV producer in my late 30s. I’m looking for a quiet flatmate, ideally a professional , who is looking for a good value London base in the week.

IMPORTANT: I HAVE TWO SMALL FRIENDLY MATURE DOGS. THEY AREN’T ALLOWED IN THE BEDROOM I’M LETTING BUT OBVIOUSLY WILL BE IN THE FLAT SO WOULDN’T BE SUITABLE FOR ANYONE WITH ALLERGIES

I would be open to letting to someone with a small dog of their own, providing that they are good with other dogs. Mine are both very friendly.

LOCATION
Flat is at Sydenham Hill end of Crystal Palace Park, so is perfect combination of quiet peaceful area but with easy transport links to Central London (details below)

The park is moments away and the Crystal Palace triangle with its array of independent shops, bars, restaurants and supermarket is a short walk away.

The National Sports Centre, with gym, Olympic size swimming pool, climbing wall and numerous other facilities is a five minute walk across the park.

Dulwich Village and East Dulwich’s Lordship Lane are both a short bus ride/drive from the flat and Brixtons with its famous food market and lovely nightlife is a 7 minute direct train away .

PARKING
I can offer a secure lit off road parking space right by flat door for an extra £10 per night or £35 a week for Monday- Friday lets.

Otherwise there is free on street parking nearby

TRANSPORT
It’s a 7 minute work to Sydenham Hill station where they’re are quick trains to Victoria Station every 15 minutes (take around 13 minutes) or Brixton for Victoria like underground (7 minutes).

There are also direct trains to London Blackfriars (easy change for Farringdon, Kings Cross etc and Elephant & Castle (Bakerloo Line)

Crystal Palace station (overground and trains to London Bridge) is a ten minute walk across the park (or 15 minutes around it at night)

Gipsy Hill , Forest Hill and Sydenham Stations are a quick bus ride away.
