Beautiful, large, ensuite, double room to let in SW London one block from Clapham common. Dog-friendly flatmate is essential as my two adorable labradors also live in the flat. Close to Clapham Junction, the tube, and buses. My current flatmate is moving out June 1, 2023.

-Huge loft space available to store suitcases, sporting equipment, off-season clothes, etc.
-Bills are approximately £170 per month in addition to the rent (this includes electricity, gas, council tax, internet, water). Council tax band E-Wandsworth
-Friendly, housetrained dogs considered by arrangement, no cats, sorry

-Less than 1 block from Clapham Common (West-side), 7-min walk to Wandsworth Common, so loads of green space to enjoy.
-15 min walk to Clapham Junction
-10 min walk to Clapham South Tube
-3 min walk to buses
-6 min walk to Northcote Road and all the shops, restaurants, pubs etc.

The room:
-Very large double room located at the back of the property, so away from the noise from the street and living areas.
-A double bed with mattress, free standing wardrobe, built-in wardrobe, desk, under the bed drawers, and chest of drawers. (note extra fridge has been moved, can be placed back in room if desired).
-Two large windows facing back garden with room darkening curtains
-14x11 ft room size
-Sole use of the main floor bathroom with separate WC, shower over tub, basin, and mirror/cabinet.

Flatmate:
-I am a 39year old American that moved to London from Chicago for work (I'm a uni lecturer-biomedical sciences). My two labradors also live in the property, so a dog-friendly flatmate is essential.
-I have a dog walker to care for the dogs while I am at work/away.
-I am a relaxed, tidy individual. I keep things clean and organized and am looking for the same in a flatmate.
-I enjoy cooking and baking, a nice glass of wine or beer, relaxing with some TV, exploring the common with the dogs, socialzing, etc.
-Happy to share an occasional glass of wine and chat; not a party house but friendly and welcoming!
