I will be moving at the end of April from my current flat. That means an amazing spacious double room will now need a new person to make it theirs :-)

You’d be sharing with 2 other friendly female housemates in their 20s and 30s.

THE FLAT
A top flat with 3 beds & 2 floors. There is a one-level downstairs flat with lovely tenants.

2 bathrooms with toilets - one upstairs next to the other 2 rooms, and one downstairs next to your room - So practically en-suite!

ROOM
• More pictures will be added of the room as it is now
• Furnished: A bed, 2 built in wardrobes, 2 built-in drawers. My chest of drawers & desk will be moving with me.
• The massive windows let in ample daylight.

TENANCY
Currently a joint tenancy, so I’m looking for someone to replace me by 1st May 2026. The room can be free before then however. As per the new Renters Rights Act 2025, the fixed term tenancy will end on May 1st 2026 and become periodic with 2 months notice required to end it.

COSTS
Rent = £700 / month
Water = £17 / month
Council Tax = £30 / month
Internet = This contract will end upon my departure so this is TBC
Gas & Elec = paid quarterly and rarely over £170. Usually around £130/ £140

COMMUNAL UTILITIES
Microwave, dishwasher (we’ve not used this for years but you might want to!) separate washing machine & tumble dryer (soo convenient!), hoover etc. Good storage space too in the kitchen.

TRANSPORT
- FREE PARKING 🥰, on the street
- 10 mins walk to Tooting Station
- 10 mins bus to Tooting Broadway (Northern Line) or 20 min walk
- 15 mins bus to Streatham Station / 20 min walk
- 30 mins bus to Brixton (Victoria Line)

LOCATION
- Shops including 2 newsagents, 4+ takeaways, a pharmacy and Evri, In-Post and Royal Mail services, are just a 3 min walk at the end of the road, all full of friendly people.

- 2x Lidl, 2x Sainsbury’s Local, 2x Tesco Extra, Iceland all within a 10 min walk.
