Unfurnished double room with a view in SW

£900pcm + bills ~£130 (water, WiFi, gas and electric, council)

Tenancy:
Standard 1yr contract with a 6mo break clause I believe. Standard tenancy. Move in date is around mid June with my contract expiring on the 15th and my current flatmate moving out a week before that.

Benefits + references etc:
The tenants need to have a combined income of 55k without guarantors, so anything over 20k annually works. When I moved in it was pretty straightforward, give proof of ID and tenant referencing. There will be a £50 referencing fee the agent has advised which I'm happy to split as I think this is down to me staying on and another person coming in.

The deposit is 5 weeks rent.

Access info:

There's a lift in the building getting you up to the 7th floor,
An intercom system that lets you buzz people in,
And there are no further stairs in the flat itself.

Description:
The flat is in an old council block; if you look past the exterior, spacious and vibey on the inside. There's windows on either side so it's very bright and a balcony (though I didn't get any pretty sunlight pictures for this post). The kitchen and a few other bits have been renovated very recently when we moved in.
The room itself will be unfurnished.
We're 8 mins from Southfields tube station, 20 min walk or 10min bus to Putney or Wandsworth. There's a new bike storage available and free parking (very rare in London). We've got a Gail's, Franco Manca and a huge Asda around the corner towards Roehampton.

There can only be two people officially on the contract and officially no pets allowed.

About me:
It's a two bed with a huge living room and the only other person currently is me.
I work freelance and in IT. In my fleeting free time I play games with friends or I am out for dinner. I'd say I'm pretty chill but very clean and enjoy creating a homely shared space.
