Bright room in Pimlico, 10 minutes walk to both Victoria and St James Park tube station, 5 minutes to Pimlico tube.

This room is rented by Kensington Properties, a real estate letting agency, through their senior agent Valerio.

The renting agreement is directly with this letting agency. Cost is £1283 pcm. Minimum stay is 90 days (Westminster)

The room has a desk with a good chair, a sofa, and a queen size bed. Chest of drawers and wardrobe. A few lamps.

I will show the room: you won’t have to rent without viewing as I had to. Same for the shared kitchen, and bathroom.

There’s 2 more tenants, or potentially 4 when there’s their partner: it’s a flat where tenants can bring 1 in for free.

To align with the UK CO2 net zero goal (and with moral obligations) there’s mixed recycling and food waste bins.

There’s a £250 extra fee when renting outside of the rental price, for bills, even if you stay the minimum 90 days.

The agent Valerio might have other requests (eg. I had to pay 1 extra week as I had urgency to let, plus the £250).

Bills are included unless they exceed a certain cap, but one tenant told me it never happened in 1 year he rented.

I’m leaving this room once I find a replacement tenant: I’m advertising it to find someone who’d like to live here.

The building is all residential and there’s never been any immoral trade as SpareRoom, AppleMaps & Yelp say:

those that appear on the map in this building are “unclaimed business”, see Yelp. Planning permit won’t allow them.

It’s a practical location for who has to commute in zone 1, as walking allows to reduce CO2 and cost of transport.

The parks are also all at walking distance, and there’s all the main supermarkets and a street market too.

I will ask you to show proof of identity and right to rent: the fact you say you have it and your name isn’t proof of it.
