ROOF is a family-run business offering houseshares in Clapham, Stockwell and Brixton since 1994. We recognise the change in how people are working and renting, and want to enable them to co-live in an environmentally sound, safe, relaxed, and stylish way. Our catchment age group is 25-35.

We completely refurbished one of our largest properties and are now looking for one more great housemates to join the existing crew of lovely people. We have designed the space to allow 6 people to share happily, removing any of the stress from housesharing. To make it even easier we provide our housemates loo roll, cleaning product, a weekly cleaner and lots of fresh-ground coffee.

The house is on a Victorian terrace between Clapham North and Brixton stations, great for transport and all the coffee shops, bars and restaurants, Brixton Academy and the Common.

The room:


The loft is available.
We have a fantastic, bright double room available on the loft floor. The room is really cleverly fitted out with custom made clothes rail and shelving to make the most of the available space. There is a big double glazed sash window as well as two velux windows that makes it both cosy & light. Its got wonderful views at night looking towards the city lights in the distance.

The loft has tons of storage with two big clean & well lit eave cupboards.

We have provided plenty of sockets and fitted glass and metal lanterns with LED lights to give a simple, industrial aesthetic, which is easy to live with and efficient to run. The radiators are metal finish to keep you warm (we ask you to stick to a fair use policy for energy consumption to allow us to include all the bills in your rent).

To solve the problem of chipboard furniture ending up in landfill after only a few years, we have made and fitted out every room with custom hanging racks and shelves. We know when you rent by the room you need all the storage you can get, so we have matching steel and scaffold board beds with space beneath to stash all your extra things.

The floor boards are smartly painted in farrow & ball & the loft is floored in reclaim basketball court wood. We also provide a brand new runner rug by MADE to put by your bed. Your rug is our gift to you and you may take it at the end of your tenancy. We hope you like our grey and white colour scheme, velvet curtains and custom fitted furniture.

Amenities:

The house has a fantastic new ground-floor kitchen extension. There are bifold doors which open right out onto the garden giving you a wonderful big living space. The kitchen has two separate cooking areas with sinks, a dishwasher, masses of gas burners and oven space, Smeg fridges, and tons of cupboards. We have also installed a purpose-built utility room with two washing machines and dryers.

The garden has been designed to provide separate seating areas to be used however you choose, with a gas BBQ, table and chairs, a bug hotel and a raised bed for tenants to try out their own small projects if you feel green-fingered. There is also a large rack for bikes.


We have more recently added an outdoor gym area with high pull-up bars, step up & reclining bench to keep our athletes happy!

There is also a small roof terrace to provide another outdoor area.
There are three bathrooms with Luso Stone rainwater shower fittings, mirrors and storage with shaver power, modern tiling, and good lighting and ventilation.

New double glazed sash windows have been fitted to the whole house, appliances have been replaced with high energy efficiency ratings, and the house has been wired to the highest safety standards, with an integrated fire alarm system.

The fab new kitchen extension has a sofa, dining table & chairs, and a wall-mounted flatscreen TV. We have complemented this with a separate, quieter Reading Room to give you a space to work, think, or relax, and a separate stylish living room with another TV for relaxing with a movie. We hope this allows you mix with housemates if you’d like, or be as independent as you need.

The set-up:

Our rent is all-inclusive of bills (gas, electricity, council tax, TV license), with free Wifi and cable TV. Cleaning products are also included, along with a cleaner to maintain the communal spaces. We provide monthly supplies of fresh ground coffee, lightbulbs and loo roll, to help make your co-living set-up as happy as possible.

We ask that you respect quiet times after 10pm and before 7am, and that you do not use the house as an afterhours venue. We want to provide a safe and calm space for all our housemates.

ROOF runs a sideline workshop during the day staffed by our team, largely Goldsmiths art grads, which produces furniture made from reclaimed materials.

Our tenants:

We are looking for clean, tidy and sociable folk who will get on with our pre-existing cohort of Bright Young Things. We want people looking to make this their home, not merely somewhere to live for the time being. Most of our tenants are aged 25-35 and come from a wide variety of backgrounds, especially creative types. We look to have a good mix of genders. Our houses have been real communities over the years with tenants making lifelong friends.

We are proud to be part of London Landlord Accreditation Scheme, have all appropriate safety certificates, and are HMO licensed.
