Lovely Doubleroom near Paddington for 1 Female

Hi, I am looking for a replacement for my rented room near Little Venice in London, post code W9.
The property is a 3-bedroom flat with shared living room and kitchen with the other Chinese girls. If you would like to rent my room, you need to share the bathroom with one of the girls. It is less than 10-min walk to Maida Vale or Warwick Avenue tube stations for Bakerloo line and just one or two stop away from Paddington station. The area is tranquil with friendly neighborhood. There is a Paddington Recreation nearby where you can do exercise or use the gym. Aldi, Tesco Express and a small Boots are not far away. The spare room has a double-sized bed with bookshelf, wardrobe, a small table and a cabinet for storage.
As for the rent, it is £900 pcm without bills. Bills include council tax (Band E, £40 per month for each person), broadband (£11.67 per month each person), water bill (£21.8 per month each person) and utility bill (gas and electricity, depending on usage). There will be a deposit (£923) needed . The agency will need a reference check for the upcoming tenant. The ideal tenancy term is from June 01 2024 to August 31 2024. The other two current tenants are Chinese female professionals who can speak proper English. We would prefer Chinese-speaking tenants but non-Chinese speakers are also welcome. Both of them are very kind and friendly. For most of the time, we live our own lives without disturbing the others. We keep the common area nice and clean and do the cleaning regularly. Therefore, we hope the new flatmate can be a nice female who would like to keep the property clean and communicate if there is any issue happens. The room is only for ONE FEMALE.
