Self-contained studio space with kitchenette, bathroom and hallway to rent in a large Victorian house on a quiet tree lined street in Hackney. The studio space is located towards the back of the house, overlooking the tranquil garden. Access to the studio is through the shared front door and entrance hall of the house. You will have your own entrance to the space, so once you are inside the studio you will have full privacy. The bedroom is fully furnished with a queen sized double bed, under bed drawer, mattress, a single mirrored wardrobe, chest of drawers, table with chairs sat on natural timber floorboards. The kitchenette comprises of a mini oven and/or microwave (you can have both if you prefer) fridge freezer, cupboard space and a dinky sink. Access to the washing machine is in the main part of the house, downstairs.
We are looking for someone in full time employment with a five days a week, 9-5’ish routine, who does not work or study from home. This is a no smoking house, which is also vegetarian/pescatarian. This means we do not want meat (chicken, beef, pork, duck, goat, camel, etc brought into or cooked in the house). Previous tenants tell me the bacon sandwiches on Chatsworth road are amaZing, We are looking for someone aged around 40+ (though age is no measure of compatibility, so please get in touch if it sounds like it could work for you) Please respond by confirming you do not work from home and that you are happy not to cook meat in the house.
We are keen cyclists and keep our bikes at the front of the house, where there is a secure post to lock another.
Lower Clapton is a lovely area that is extremely popular, with Chatsworth Road, weekly Farmers market around the corner and deli's, cafes and restaurants popping up. It is packed full of character and a short stroll to the canal, Hackney marshes is home to nature reserves and is minutes from Victoria Park, London Fields, Dalston and Broadway Market and the Olympic park. There are large supermarkets within walking distance too.
Transport: Homerton train station is a 5 minute walk away with connections to Stratford, Highbury & Islington and other N. W London stops like Camden Road and West Hampstead. You can connect to the tube at Highbury & Islington, within 7 mins.
There are several bus stops a 5 minute walk away with excellent connections to various parts of the city.
Utilities- Council tax, water rates, high speed internet, gas and electricity are all included. There is a water softener included too.

Deposit of one month required. You will be required to sign a six month tenancy agreement and provide references.
