I have lived in London for over 20 years and in the current property for 10 years.
The property is a modern 2 floor maisonette, with 3 bedrooms (2 double and 1 single) 2 bathrooms (both with toilets and 1 with shower and 1 with bath) and loads of storage space.
The living room is spacious and includes a dining area, two sofas, coffee table etc. The kitchen includes modern fittings - dishwasher, washing machine, fridge and microwave with plenty of storage room.
Room is a good size double bedroom - fully furnished and has a double bed, wardrobes, shelving units etc.
The room comes with own bathroom with a shower (there are two bathrooms in the property so no need to share).
There is also a small single bedroom in the house that can be used as a study/wfh room or a guest room.
Fast wireless internet is available in the house.
Close walking distance to Warwick Avenue Station (0.9km 10 min walk), Royal Oak Station (0.7km 7 min walk). Paddington Station (Elizabeth Line c. 2km- approx. 20 min walk), plus walkable distance to Notting hill station, Westbourn Park etc.
Kensington Gardens/Hyde Park is 2 km away. Bond Street 3.5km away.
Very good connecting buses - Bus no 6, 414, 328, 31, 18 and 36 within 1-5 min walking distance.
Very close to Notting Hill and Bayswater (15-20 min walk).

Existing flatmate is a female, friendly, easygoing and clean professional working in financial services, WFH 2 days a week and office 3 days a week (Tuesdays and Wednesdays plus one extra day flexible)
Contract is with an Estate Agent, signed for 1 year with 6 months break clause and if applicable, renewed annually. Ideally I am looking for someone who can comment to 1 year plus.

Strictly non-smoking policy in the property. It s a very quiet street so also not great for party animals :-)
