We have a vacancy for a single person or couple coming up from 22nd April 2024 - which can be earlier if required (from April 5th) in a beautiful, bright warehouse conversion @ £1025 pcm for a single and £1250 pcm for a couple.
A bright very large double sized room (Approximately 6m long x 3m wide x 2.7m high), with 2 huge recent double glazed windows creating an “L” shaped glazed corner, with double bed/mattress, 1x 5 draw chest of drawers and plenty of hanging space with built-in cupboard, a desk and office chair if required and wooden floors with plenty of space for additional work/relaxing area and lots of natural light, with recent roller blinds and curtains for those later mornings💤..

Monthly rent and Bills.
Monthly rent £1025 for a single or £1250 for a couple including council tax, 1 Gb wi-fi and water.
Additional monthly costs are gas and electricity, which vary on season, since energy price hikes last October 2022, February ‘23 bill was £100 each and March ‘23 was £85 each and July was £38, and recently February ‘24 was £104 & March’24 around £90.
Plus £22.50 (7.50 at 3x cleans) a month for a cleaner and £10 per month for household materials.

The warehouse conversion is unique as it is a raised clear-storey so we have no adjoining neighbours on our level and large windows on all sides with wooden floors through-out.

There are 5 others in the house, 3 guys 2 girls and my dear dog 🐕 called Cassy - she’s a 13 year old sweetie.

We are involved in architecture/music, video, PHD literature and hospitality - the place is massive with loads of light and space and we love it.

The warehouse apartment works well as we do our own thing, yet hang out or go to gigs, events together, occasional house dinners and movie nights etc yet have ample separate private rooms.
It’s a comfortable home and not a party house.
There is also a big open plan communal lounge, with lots of plants and loads of daylight along with a dining/kitchen area of approximately 70 sqm.
Here there is a first rate kitchen with an excellent kitchen range with 5 hobs and double oven, 5 fridges, one fridge per room, plus a drinks fridge and 3 freezers, with large work surfaces and a vast array of catering equipment and a huge 2.5x1.5 meter glass dining table - home-designed, to enjoy and socialize at.
So plenty of space to chill and interact/chat with others in the house or withdraw to your own space.

There is a wonderful enclosed double shower (sauna vibe) in the large main bathroom with w/c and basin and a second toilet with w/c, basin and wash/drying room with an 8kg Siemens washing machine and 2 dehumidifiers for quick cloths drying on those wet winter days.

There is also a back garden area we share with our neighbour unit below us, with a barbecue, seating, etc to enjoy warm evenings outside and lots of greenery beyond as we have woodland behind the warehouse apartment.
Along with a vegetable patch where we have in the past grown a variety of veg.

The complex has it’s own private permitted parking and is lit, with electronic entrance gate for vehicles and pedestrians and very secure.

Our warehouse was the first conversion here but the complex is now home to about 250/300 creatives, and feels like a little oasis.
We're additionally connected to other warehouse complexes across the area for interactive activities, yoga, life drawing, parties etc, so are part of larger Manor House warehouses "scene".
There has in the past been community based mini festivals and arts and sports events etc.
It really is a great place to live.

Local Facilities.

Shopping complex with Sainsburys, Argos, Superdrug, TK Maxx, A Gym etc etc. 8 min walk away, a late opening off-license/grocers, pizza joint 3 min away etc.

Buses from the shops run to Stoke Newington, Camden, Islington, Old Street, Liverpool Street, there’s actually very good transport to everywhere.

12 min walk Manor House tube – Piccadilly line (kings Cross 15min).

14 min walk Seven Sisters tube – Victoria line (Victoria 20mins).

10 min walk Stamford Hill and Green Lanes over-ground (Liverpool St 20 Mins).

*24hr Buses - Camden 15min, Angel 15min, Old Street 20min, Stoke Newington 5min, Finsbury Park 6 min.

The late night walk back here is safe as the surrounding residential streets are cordoned off and are mainly family homes.

There are a number of great local music venues eg. "The Finsbury" in Manor House and the “Jam in a Jar” in Green lanes, plus others.
Also Great local restaurants, Turkish, Thai, Chinese, Italian, Ethiopian, Eritrean, Sushi and many others.

Other.
Great swimming pool / gym by Clissold Park, and great walks/runs in the area with Woodberry Wetlands nature reserve with East and West reservoirs - providing sailing and water sports, Finsbury Park and Parkland Walk nature reserve - the old railway line up to Highgate.
The extensive Lea river walks with endless walks in fields and woods.
Also for those interested in climbing we have the Castle climbing centre nearby.
