En-Suite Double Room in Woodberry Down

Sadly my friend and long-term flatmate is leaving by the 1st of August as he has bought a place for himself, so I am looking for a new tenant to take over.

The flat is a new built (2021) apartment within Hartington's Court, part of the Woodberry Downs Development. It's a 2 bed, 2 bath, 2 balcony space on the 3rd floor, with views directly into the reservoir and internal courtyard.

Space in total is around 86 sqm (the floor plan is included in the pictures) and is fully furnished including my personal favourite - a Sage Barista Express coffee machine.

The apartment and rent includes the residents Gym and Pool access, a private courtyard, 24hr Concierge and bike storage in the underground garage. It's also a really social block with a huge number of active whatsapp groups - pets, cycling, Friday drinks in the local pub, etc.

The bedroom that's up for grabs is En-Suite, includes a king size bed, two drawers, a wardrobe and a desk (can remove things if you need), as well as its own private balcony. It also has a second built in wardrobe just outside of the room (tried to show in the video) which helps if you have loads of stuff.

Hopefully the pictures are clear - open plan living room, dishwasher, hob, oven, fridge, freezer loads of cupboards, big hallway with tonnes of storage. All normal furniture is there and the second bathroom also has a bath.

Manor House tube is less than 5 mins walk, Finsbury Park under 15mins Walk, Stoke Newington and Green lanes also with 15mins walk. If you don't know Woodberry downs it's worth checking out, a really nice new development with a lot of green space and loads of nice apartments near by.

About me: I'm a live-in landlord, so obviously do care lots about keeping the place in decent nick. I'm a 32 year old professional, who works from home about half the time. I'm fairly social but also fairly busy, so won't be taking up the living room every night. I tried to furnish it to a good standard but if something needs changing or improving I'm always up for it too.

Preferred tenant would keep the flat clean, be respectful of noise and stuff, but also up for a drink / dinner. I'm open to couples but would have to think about a slightly higher rate due to space.
Bills are around 350 per month in total - and sadly my housemate is taking his sky, sky sports and bt sports with him, so anyone with lots of subscriptions is extra welcome.

I am going on holiday from the 2nd to the 9th July, so may be slow on replying or booking viewings, but please still reach out if you like what you see and the timings work out for you. It's very important for me to find the right person, so would prefer in-person viewings from the 9th onwards.
