The rent is £540 a month + 2 weeks deposit £ 270 to be paid in advance. INCLUSIVE OF BILLS: water, electricity, gas, council tax, Wi-fi (Virgin) and Netflix (each room gets it's own account included in the rent).

A large fully fitted kitchen with 2 fridges, microwave, toaster, kettle, pans and plates, washing machine and dishwasher.
A large living room with 2 sofas, real wood floor, 40" TV, newly decorated with quality furnitures.

a good size garden for bbq!

The house is 5 min. walk to Manor Park station, zone 3.
Only 15-20minutes to Liverpool Street (4 stops), or 6 minutes to Stratford.
Busses/night busses 25 and 86 stop near the house, with 24 hours links to Stratford, Liverpool Street and Oxford Street.
Easy access also to East Ham, Woodgrange Park Overground, Wanstead and Leytonstone Stations.

Within the local area you’ll find shops, Tesco, Boots, gym, library. The house is few minutes walk from Wanstead Flats park.

I AM LOOKING FOR:
The room is for 1 PERSON ONLY, ideally a professional female but a quiet student also welcome.
You must be clean, quiet and tidy.
NO DSS, No benefit claimants, No agencies.
No smoking in the house (but you can smoke in the garden).

THE HOUSEHOLD:
I am a photographer and university lecturer, my interests include art, yoga, running and cooking. I am friendly, easygoing and clean. I am the home owner and I live in the house, so I look after my house well...no dodgy landlord that fails to fix the boiler!
Currently only 2 people (myself and my partner) are living in the house and we have 1 girl from Portugal moving in in September, so you will be sharing with 3 people in total. We are looking for someone quiet and clean, who is able to treat the house like a home.
We are friendly and occasionally have a bbq altogether, however this is not a party house!
We are Europeans and speak various languages: Spanish, Italian, and Russian and keen on learning new languages! oh yes, we can also speak English!

We have cats...so you must like cats!
