Owner occupier will be away from property/London for a minimum of 50% of the time for 6 months+, i. e. it would suit an individual happy to live alone for a good chunk of the time, but not always. Happy to discuss whether tenant prefers the smaller double (£600 pcm, some bills incl.) or the larger double (£800 pcm, some bills incl) - I will be using the other room myself.
