I’m looking for a new tenant and housemate to share my lil home with. My previous housemate/friend is moving out as she bought herself a flat.

ABOUT THE ROOM/FLAT:
- Small double bedroom
- You will have your own bathroom (the flat’s main bathroom) with a shower/bathtub
- Built-in wardrobe
- The flat is on the 2nd floor (of a 3-floor building)
- In a quiet, private close
- Shared spaces are fully-furnished
- The bedroom comes unfurnished, so you must organise your own bed, etc. (the one in the photo belongs to the current housemate)
- 10 minutes walk to New Cross Gate station, 20 minutes walk to South Bermondsey station, 10 minutes walk to the nearest Sainsbury’s and lots of other amenities on New Cross Road
- The flat is fully electric (no gas)
- There is a Harvey water softener installed so all water throughout the flat is soft
- Dishwasher in the kitchen
- Outdoor bicycle storage
- Parking space available in a private carpark

ABOUT ME:
- My name is Greta, I’m 36 and I’m a secondary school art teacher
- I’m interested in cooking, baking, socialising, art, ceramics, psychology, gigs, galleries
- Due to my work, I’m up early during term time
- My bedroom has an en-suite so we have our own bathrooms
- I am friendly, chatty and sociable, and I usually spend roughly half the week at my partner’s place so there’s lots of downtime in the flat!

ABOUT YOU:
- Someone who is tidy, clean and respectful - not a party person!
- Sociable - not someone who hides away completely, but someone open to chats and the occasional shared dinner, film or drink. Equally, I respect personal space
- Due to the (smaller!) size of the room and flat, it wouldn’t suit someone who WFH full-time
- I’m open to those who may come with well-behaved indoor cats!

COST BREAKDOWN - TOTAL £879.49 PER MONTH:
Rent: £625
Service charge (includes water): £125
Council tax: £79 (council tax band C)
Electricity: £37.74
Internet: £12.75
Bills are split evenly and right now are fixed, but subject to change at different points in the year.

Move in date can be flexible, but by 1st March latest.
