Lovely room available in 3 bed house with garden

This is the medium sized room available in a shared house. I have recently re-painted the walls and ceiling, and thoroughly cleaned the room.

I would like 2 references and a tenant check before moving in.

The house is newly renovated, including new carpets upstairs, new oven and washing machine. The kitchen is in great condition. Oak wood floors. Sliding door into large private garden. Sofa, 2 arm chairs, TV and dining table downstairs. Wardrobes in the bedrooms.

This used to be our family house but we emigrated. I still work in London (telecommuter) and come back for one week each month, so most of the time you get a 3 bed house with just two people. Approximate size of smaller room 3x3.5m

Bills work on a target cost. You pay an agreed amount each month, and we review all the bills open book and share the over/ underspend. This includes gas, elec, council tax, water, internets, TV licence. Council tax band D

Currently the room is furnished. A double bed and cupboard is in the room. There are no parking restrictions and also space for one car on the drive.

We are looking for reliable people who are working and will look after the place. Smoking is ok in the garden but not in the house.
