We have a spacious double bedroom available in a three-bedroom flat (each for individual occupancy, no couples, sorry!)

The flat: A three-bedroom flat, two-storey, with a bathroom on each floor (a small one with toilet and shower and a big one with bath, shower and toilet). The ground floor has a spacious fully equipped kitchen (cooker, fridge with freezer, washing machine, dishwasher) and a big, bright living room. We have central heating, double glazing and a good amount of storage space. There is also a balcony and a garden, with two outdoor wall fittings to which bikes can be locked.

The location: The house is a short walk from Newington Green bus stops (less than 5 minutes) and Dalston Kingsland (10 minutes) and Canonbury (15 minutes) Overground stations, as well as from the restaurants and bars of Church Street.

The room: The room is spacious, bright, quiet and overlooks the garden. The room comes furbished with a built-in wardrobe and a double bed. The other furniture in the room belong to the current tenant and are available for sale at a reasonable price.

The current housemate is an Irish teacher, 41, female, who is independent, clean, and enjoys cooking and gardening. Looking for someone clean and respectful.

Rent: £677/month, including council tax
Added costs: Approximately £90 / month for utilities (energy, water and internet)

Please note: on moving in, you would need to be able to provide references for the landlady.
