This house was built in 1905 and so is of the Edwardian era. It has been renovated to move with the times, however it has kept many of the original features including fireplaces, floorboards and stained glass front door. The house is council tax band D.
I'm the live in landlord and I’m very easy to get along with. I work full-time in education and ideally I’m looking for other professionals or students who work hard and play hard but who recognise the need for fairly tame weekday evenings!
I’m very open minded and welcome tenants of every race, religion and sexual persuasion… essentially I don’t care who’s gay, who’s straight or who swings…just be a kind and thoughtful person as that’s all that matters.
Room 1 is a double bedroom, situated on the first floor to the rear of the house. It has been recently decorated (last week) and has a bright, airy and grown up feel. I have chosen colours to create a calming, neutral space that helps unwind and aids sleep.
This room features an original fireplace, now used for decorative purposes only, however the house has central heating to ensure the room is always at a comfortable temperature. Opaque window blinds ensure privacy when necessary and wooden plantation shutters ensure that you can darken the room instantly. Original floorboards are covered in sisal and faux sheepskin rugs.
The new King sized bed has ample space for storage underneath and a purpose built wardrobe has plenty of storage space for clothes, or if you’re like me, to hide the mess when friends drop in unannounced!
To maximise the light in the room an almost ceiling to floor sized mirror brightens the space. Multiple plug sockets ensure you’re never out of charge for your phone or laptop.
I have two puppies who run around the back Garden all day and sleep downstairs, each inside their own secure crate. They’re extremely friendly however I avoid letting them go upstairs or near where food is being prepared! The kitchen/diner/communal space is large and has French doors out to the patio and back garden, which is almost finished being landscaped. This will be finished once the weather gets warmer .
Room 1 comes with fire extinguishers, fire blankets, coffee machine, kettle, a microwave, a countertop fridge freezer and a First Aid kit.
Room 1 shares the recently renovated family bathroom, sound proofed to minimise the noise of the bath and shower running.
Room 2
This very private, modern and spacious loft -studio is 28 feet long (8.5m) and 18 feet (5.5m) wide and due to its excellent transport links to East Croydon, Gatwick,, Victoria, St Pancras and London Bridge is suitable for a variety of professionals.
Access to the loft-studio is via the main front door of the house and up the stairs to the second floor, which is solely for the use of the loft tenant.
The loft-studio has its own lockable front door opening into the main fully furnished living room area to the left (see pics attached). A tall ‘architectural radiator’ hidden discretely in an alcove behind the front door heats the entire living and bedroom space. In the far left corner of the living room, a second alcoved area with high shelving provides good storage space.
The back wall of the living area is occupied almost entirely by a very large double glazed ceiling to floor sliding door opening onto a Juliet balcony. The balcony looks out towards North London and overlooks the newly landscaped back garden below.
Located at the opposite south facing end of the loft space is the bedroom area with a second double glazed Velux window in the sloped roof, with views of East Croydon to the left, Selhurst directly ahead and Crystal Palace and South Norwood/Norwood Junction to the right.
The bedroom has a king sized ‘loft bed’ and an expensive memory foam mattress, a wardrobe and blackout blinds. The sloped eaves of the loft have been made into deep, built-in storage spaces running along the width of the loft. One storage space is the size of a small bathroom!
Behind the entrance door to the loft is a small kitchenette containing a fridge freezer, hob cooker, microwave, coffee maker and kettle.
The full sized bathroom is located outside and adjacent to the loft front door. The bathroom has a ceiling to floor opaque window for additional light while maintaining complete privacy. It is tiled ceiling to floor with a large walk-in shower. The wall hung toilet and sink create more floor space quick and easy to clean and discrete storage keeps al toiletries hidden if you’re into that minimalism thing! The shower, sink and toilet have excellent pressure for those who love a power shower.
As the live-in landlord, my part of the house (the ground and first floor) is also home to my two young puppy-dogs and baby gates located at the top of the stairs ensure that they won’t bother you.
The house is secure and protected by a Ring doorbell alarm system and all fire alarms are wired in centrally for additional safety
Both rental spaces have hi speed Wi-Fi internet at 51 Mbps.
Bills are all included.
Transport is excellent with several options to choose from. Essentially it’s 17 mins to London Bridge by train. 30 mins to Gatwick and 23 mins to London Victoria.
