Bright modern room in Notting Hill / Bayswater

Property:
- Top floor 2 bed 2 bathroom flat in a semi-detached georgian townhouse in Notting Hill / Bayswater
- Located 1 min walk from Royal Oak station, 8 min walk from Bayswater station and 10 mins from Queensway
- Large Waitrose and other food stores less than 3 minutes walking distance
- Surrounded by well known pubs, restaurants and coffee shops
- 10 minutes walk from Hyde Park, 10 mins walk from Little Venice.
- There’s also lime bikes/scooters right outside. Super useful.

I bought it to completely renovate a while back but then had some hold ups so I’ve modernised a few things like the bedrooms but it still has old features like the kitchen and bathroom etc. There’s every chance that I’ve put in a new bathroom by the time you move in, but tbd.
The pending work I want to do is also why the walls etc are a bit lacking of art and enjoyable things!

- There’s access to the roof.

Bills:
Mon-fri £800 pm, bills included*,
*with £50pm utilities contribution between September-February months.
For full time, I’m looking for £1,300 pm.

Me:
- I'm 31, a run a startup/fintech and I work from home half the week.
- I go away a fair amount for work, so there will be times where the property is occupied with just you.
- Looking for someone who's friendly, considerate and tidy to rent my spare room and generally trustworthy.
- I have a little dog but he’s away for a long period (probably all of this year at least) and I don’t mind someone else having one :).

1 min from Royal Oak, 8 mins from Bayswater, 10 mins from Queensway stations.

Neighbourhood:
Notting hill is beautiful and there are some famous pubs/bars/restaurants very closeby, like the Cow Pub. It takes 1 min to get to paddington station from Royal Oak and you can be in Liverpool street/the city within 20 minutes on the circle line.
A 3 min short walk to a large Waitrose and Westbourne grove where there’s lots of pubs, restaurants, shops and coffee places.
10 min Walking distance to Hyde Park and Little Venice.
